RE: [old-chevy-truck] RE: Garage

2011-04-22 Thread Jim Krontz
When I built my shop about two years ago, two options I decided to go with
and LOVE were:

2 ½ ton A/C and heat pump (I live in AZ, and a shop without A/C is HELL…
literally)

A roll up garage door verse the traditional garage door. It saves on ceiling
space (for a lift later) and looks much cleaner.

This item wasn’t taken into consideration when I built the shop, but added
later. I white board, I know it sounds odd but I use it all the time.

I too put tons of 110 outlets (every 6’), but wish I had put in a couple
more 220 outlets.

If you want to see a picture of the finished shop, send me an E-mail
directly (jim_kro...@yahoo.com) and I’ll send you some (or you can join my
facebook page and see the shop and the 57).

Finally !!! I'm going to get a garage just in time for retirement. No more
tarp tent, no more crawling around on gravel and dirt, no more magnets to
try and find the nut I dropped in the dirt ... The list goes on.

Anyway I'm looking for input on design items to include.
I have already considered
1. 10 ft ceiling
2. Wall plugs high and low, several 220 circuits, a few plugs on the ceiling
for retractable extension cords.
3. Lots of fluorescent lighting
4. Dead level smooth floor
5. 2 ft windows up high for ambient light

Any other suggestions would be appreciated.

Thanks,

I went with a stained and sealed concrete floor instead of epoxy.  Turned out
beautiful - only problem is it gets slick when wet.  Not a problem for me since
I really don't get it wet.  Oil and grease cleans up like a dream.

Re: [old-chevy-truck] Re: Garage..thanks everyone!

2011-04-24 Thread Michael Chmielewski
Bob,

Your description of code practices brought back memories of what I went through
when I lived in Fredericksburg, Va and built my own Garage.  I learned the hard
way that the local county Government tries to discourage homeowners from doing
their own home renovations.  Whether they were trying to be deliberately obtuse
or if it was a conspiracy to put more dollars into the pocket of home
contractors, no one can say for sure.

All I know is that when I used my good friend and neighbors license and name,
Majestic Home repair to pull the permits and indicate them as doing the work,
all my permits were perfect, and all my inspections passed first time, every
time, whereas if I was listed as doing the work, my permit apps always needed
to be re-worked and my inspections needed re-inspection always at least twice.

Wow Thanks everyone for some great ideas. Budget, lot size and local code
may keep me limited somewhat.

I am limited initially to a 24 x 24 "garage" (can't use the word shop or they
go apesh*t at the permit office. Yeah I'm in California land of the fruits and
nuts).
However I can include a 12' x 24' shed roofed "carport" off of one end and
plenty of room between the house and the other end for another 12' x 24'
"carport" (on the sly). Both carports will have poured floors and stem walls.
That way after it clears inspections I can wall them in to make two additional
car storage areas.

I have a concrete contractor friend that will put in all the plumbing for
toilet and two sinks and cover the pipe ends in the concrete with tin cans so I
can add the fixtures after the final inspection of the "Garage". Inevitably the
thing could be converted into a mother in law unit (heaven forbid) at least as
a selling point if we ever have to move. ( Like when I hit the lottery)
This whole thing started when we wanted to add solar panels to the house. The
solar guys suggested reroofing before the panels went on. But to meet code we
would have to insulate all of the attics to R38. Some attic areas of our
gamishter house are inaccessible unless we remove the sheeting to blow in
insulation. long story short a 4K roofing job turned into 8-9K. After a few
bottles of wine (Calif does have a few good things) I was able to convince my
more than understanding wife I could reroof the house in another 5 or so years
and we could build a garage now and put the panels on it because its location
would even be more directionally efficient for solar than the house would have
been.

Since the house is paid off as of last summer and the kid is almost done with
college, I'm cashing out my life insurance and spending his inheritance ;-) on
the garage/shop/solar stand. He gets the whole shebang when we're gone anyway.

Thanks again,
Bob

Well ;

Be sure they don't talk you into a cheapo 4" slab as it _will_ crack .

I'd suggest a 6" slab of _polished_ cement , yes it can get slippery but
over time , the cleanup is much easier (we're not getting any younger /more
flexible) as is rolling around the trolly jack.

A sink & toilet is good too .

Depending on your munincipal codes , they may / may not allow a shower ~ the
contractor across the street from me , simply built in the toilet sans door
and it was no problem .

You can always add a bathroom door later .

No matter how wide you make it , it won't be wide enough ~ I suggest two
rollup doors with a minimum 24" central area between them , this allows
space between whatever it is you're working on .

Plus , at least one side of the garage hould be 36" min. wider that the
parking area for workbench , rollaway tool chest ,walking space etc.etc. .

NO WASHER / DRYERS ! .

Hot water heater elsewhere or 36" off the floor , _SERIOUS_ explosion hazard
here ! better to put it in an outside insulated cabinet .
