[Pramuka] [Business Blog] Mortgage deals record first fall in 10 months

2009-09-29 Terurut Topik anjos
The number of mortgages approved for house purchase fell in August for
the first time in 10 months, new figures showed today, in a sign of the
continued fragility of the property market.

The Bank of England said there were 52,317 approvals for home buyers
last month, down slightly from 52,404 in July. The figure had been
climbing since November last year.

A spate of recent data had suggested an upturn in the battered property
market. Hometrack, the property data company, revealed the annual drop
in house prices in England and Wales had slowed to its lowest level in
a year.

The annual rate at which prices dropped in September eased to 5.6 per
cent from 6.7 per cent in August, the figures showed.

Last month, Nationwide's monthly index revealed that property prices
rose in August for the fourth consecutive month and are increasing at
their fastest rate for two-and-a-half years.

But economists have warned about the continued fragility of the market
and other data has been less positive. Last week, HM Revenue Customs
reported a drop in the number of property sales in August while the
Council of Mortgage Lenders revealed that new mortgage lending in
August fell from July.

Howard Archer, chief UK and European Economist at IHS Global Insight,
said: While housing market activity has been lifted by the still
significant fall in house prices from their 2007 peak levels and low
mortgage interest rates, the upside continues to be limited by
unfavourable economic fundamentals and tight credit conditions.

At 52,317 mortgage approvals for home purchases were still well below
the average monthly level of 93,400 reported by the Bank of England
since 1993.

Today's Bank of England data showed that total mortgage lending climbed
to a 6-month high of £1.0 billion in August.

They also revealed that consumers paid down unsecured debt at the
fastest rate since records began in 1993 as concerns about the economy
and job losses continued to weigh heavily.

There was a fresh fall in the number of people remortgaging with the
number of homeowners switching to a better deal dropping by 14 per cent
compared with July to 29,059.

[Pramuka] [Business Blog] Recession and price pressure puts bite on suppliers

2009-09-05 Terurut Topik anjos
More than a quarter of British fruit and vegetable suppliers have
plunged into the red, hit by recession, rising costs and pressure from
supermarkets to cut prices.

Plimsoll, the market research company, found that of 1,000 companies
selling fresh fruit, salads and prepared vegetables, 288 made a loss in
their most recent reported results. For more than half of these
companies, 2008-09 was the first year in which they made an annual
loss, and 131 reported a loss for the second or third year in a row.

Robert Balicki, the chief executive of World Wide Fruit, the apple
specialist, which saw a 5 per cent decline in sales last year, said:
“Pricing is keen. The number of promotions have definitely increased
and there is more competition.

“The £1 deal is taking quite a big portion of the market. It’s
affecting English growers as many can’t get the returns they need to
invest in new orchards for the future.”

Those who supply fruit and vegetables to retailers such as Tesco and
Asda have come under increasing pressure from buyers to lower prices to
sell their goods on promotion.

Although about an eighth of companies that buy fresh food from farmers
and sell them to retailers and caterers regularly make an annual loss,
the number has more than doubled as the recession affects business,
according to Plimsoll.

Government plans for Britain to become more self-sufficient in food
production could be threatened. The UK imports 37 per cent of its food,
and the Government has set a target of increasing UK fruit and
vegetable production by about 20 per cent.

Mr Balicki believes that the focus on cheap fruit and vegetables in
shops could affect the UK’s supplies from abroad in the long term.
Imported fruit accounts for about 60 per cent of World Wide’s sales in
the UK.

“Five or ten years ago, everyone wanted to sell their fruit in the UK,”
he said. “Now that has changed as we have a reputation for low prices.
Suppliers are getting better prices in the US and on the Continent.

“This doesn’t really matter as long as there’s enough supply, but if
there’s a global shortage we will have to review our pricing structure.”

David Pattison, a senior analyst with Plimsoll, said: “A lot of
companies have been severely affected by the last 18 months to two
years. Increasingly, we are seeing companies making a loss for the
first time in their history, and I think they can rightly claim they
are victims of difficult trading conditions. Buyers are becoming more
shrewd and sharp to make sure they get the most out of their suppliers.”

As well as price pressures, the industry has been hit by rising
commodity prices, including oil and the materials used in packaging.
The fresh-produce market was thought to be relatively immune to the
recession because of the growing focus on healthy eating, and because
its products are usually out of date within three days.

Yesterday Fyffes, the Irish tropical fruit company, reported a 20 per
cent rise in costs during the first half of the year. David McCann, the
chairman, said: “Fyffes continues to pursue increases in selling prices
in all markets in the context of the higher industry costs.”

Smaller companies appear to have been most severely affected, but even
large suppliers, such as Bakkavör, of Iceland, the UK’s biggest fresh
produce supplier, have been affected. Bakkavör returned to profit in
the three months to June 30 after more than a year of quarterly losses,
following a restructuring programme. The company said that trading
conditions in Europe remained “tough” in the short term, although it
added that demand for fresh prepared foods continued to grow over the
long term.

Other well-known companies, such as Del Monte, the fruit distributor,
have also suffered, with sales down by 9.2 per cent to £148.2 million
at the group’s UK division.

Going off?

• One in three companies in the analysis by Plimsoll recorded an
average fall in sales of 15 per cent

• The average gross profit margin of smaller fresh produce companies is
19.6 per cent, almost double the 10 per cent of larger companies

• Only few companies have improved their pre-tax profit margin in the
past decade. Most have made a loss for at least one year or recorded
declining profit for a few years

[Pramuka] [Business Blog] 'Business as usual' as Rio Tinto and China suspend iron ore b...

2009-09-05 Terurut Topik anjos
Rio Tinto said yesterday that it was no longer in negotiations with
China over multibillion-dollar iron ore contracts, signalling a shift
to softer diplomatic relations between the miner and its largest
customer.

The annual negotiations to settle iron ore prices have become fraught
with difficulties this year, not least because of the arrest in China
of Rio’s four-strong negotiating team on allegations of industrial
espionage and bribery.

The arrests prompted speculation that China was trying to intimidate
Rio Tinto into agreeing a lower price for its iron ore this year.
The world’s second-biggest miner may also be facing a backlash
following its decision to reject a $19.5 billion (£12 billion) capital
injection by Chinalco, the Chinese state-owned metals group, in a deal
that would have been the country’s largest foreign investment.

Sam Walsh, the head of Rio Tinto’s iron ore division, admitted
yesterday that there were no active price negotiations under way.
However, analysts said that behind the scenes it was very much business
as usual and the company had quietly secured the pricing structure it
wanted all along.

The row between Rio Tinto and China comes after six years of price
rises for iron ore, the raw material used to make steel. But a collapse
in steel demand this year brought about by the economic slowdown has
encouraged the Chinese to insist on a much lower price for 2009-10.

China’s official iron and steel trade body, CISA, has pushed for a
steep discount of between 40 per cent and 50 per cent off last year’s
benchmark price. Rio Tinto has held out for a 33 per cent discount,
which has already been accepted by Japanese and Korean mills.

Formal negotiations with China may have reached an impasse, but Chinese
steel mills need supplies to meet a recent surge in demand. As a
result, the two sides appear to have reached a private compromise and
China’s steel mills are buying supplies from Rio Tinto at a price that
is 33 per cent lower than last year’s benchmark — the same price that
the miner has agreed with other customers.

Rio Tinto has not publicised the deal, which analysts believe is a
face-saving gesture towards the Chinese.

“Maybe the year ends without an agreement and the Chinese simply pay
the same as the Japanese under the banner of a provisional price, then
live to negotiate a fresh contract next year,” the chief executive of a
small mining company said.

The surge in Chinese purchases will lift Rio Tinto’s total iron ore
exports to more than 200 million tonnes this year, despite the slump in
demand for the raw material experienced during the first quarter.

“We are shipping every tonne we can produce and we are producing more
than last year,” a Rio Tinto spokesman in Australia said.

China’s aggressive buying comes despite the arrest of Stern Hu, the
chief iron ore negotiator, and three other employees two months ago.

The four Rio Tinto employees were initially accused of stealing state
secrets but this has been downgraded to industrial espionage. Chinese
state media has alleged that they were gathering information from steel
mills to give them a favourable position in the iron ore negotiations.
Rio Tinto has denied any wrongdoing.

China’s quiet adoption of the Japanese benchmark price has come as spot
prices for the metal surged to almost $100 per tonne earlier this
summer.

[Pramuka] [Bahasa kemenanganku] Sekilas Tentang Bahasa

2009-06-19 Terurut Topik anjos
Didalam sosok Bahasa sebenarnya ada dimensi-dimensi ekspresi yang
kadang kala justru melebihi manifestasi bahasa verbal yang biasa di
ucapkan alat-alat tutur manusia.

Bahasa selain memiliki dimensi verbal, memilki pula segi-segi ekspresi
yang sifatnya kadang-kadang emotif. Sehingga bahasa dapat
memberitahukan asal orang yang menggunakannya. Seperti peribahsa melayu

[Pramuka] [Business Blog] SIG shares plummet 22% on profit warning

2009-06-19 Terurut Topik anjos
SIG, Europe’s largest supplier of insulation products, lost almost a
fifth of its market value yesterday after giving warning that this
year’s profits will be at the bottom end of City forecasts.

The shares, which were changing hands at 175p each last month, plunged
almost 22 per cent to 90p on the news, a month after SIG warned that
cold weather on the Continent had hit demand as fewer new buildings
were constructed. That wiped £34 million off its market value. The
company, previously known as Sheffield Insulation Group, was expected
by analysts to report between £63 million and £99 million in underlying
pre-tax profits for the year to the end of December.

However, because of what it described as “continuing difficult market
conditions”, SIG said profits would be at the bottom of this range. It
added that pricing pressures and extremely cold weather conditions in
the first three months of the year, particularly in mainland Europe,
had hit sales.

SIG said: “Across all businesses in the UK, volumes remain subdued,
while pricing pressures and a move towards a more unfavourable product
mix are holding back performance, with the UK interiors business
particularly affected. European markets have not achieved the usual
level of seasonal improvement in the last four weeks.”

The company, which has already announced almost 1,200 job cuts this
years — including 645 in the UK — and plans to close 80 branches across
Europe, said it was continuing to try to reduce its cost base. It said
it had made more cost savings worth £8million during the past four
weeks, adding: “Further measures have been prepared for implementation
imminently.”

Adrian Scott, of Cazenove, the broker, said that he now expected SIG’s
underlying pre-tax profits this year to be only £60.4 million and also
chopped his estimate for the firm’s 2010 earnings by 36 per cent.

He said: “These are large reductions, although some estimate risk
remains, partly due to possible further gross margin pressure.”

SIG tapped shareholders for £320 million in April by issuing new shares
at 75p each. All of the proceeds were used to reduce the company’s
debts, which stood, before the cash call, at £697.1 million.

Other suppliers to the construction industry have also raised money to
bolster their balance sheets this year, most notably Wolseley, the
owner of the Plumb Center builder’s merchants chain.

ada yang salah ya?? yang aku buat sehingga berefek pada pagerank blog

kesal sih waktu melihat terjung bebasnya pagerank aku.walaupun pada
awalnya aku gak percaya. hingga aku cek sana sini dan semua hasilnya
menunjukkan pagerank 0. apalagi aku semakin percaya sewaktu aku baca
email yang masuk di inbox tentang pemberitahuan tentang turunnya
pagerank blog itu. karena sudah demikian aku gak bisa buat apa-apa lagi

bertindak demikian. jadi mau bilang apa lagi, tak ada yang bisa

Two good examples of unsecured installment loans and unsecured loans
would be a traditional mortgage and an automobile loan. These
installment loans are for a fixed term and have fixed monthly payments.
Unlike lines of credit, Installment Loans have a maturity date in which
the personal loan will be satisfied. A common example of this would be
a 30 year fixed mortgage or a 60 month automobile note. Both have a
predictable monthly payment and maturity date. Revolving credit is
structured different. With revolving loans and lines of credit, the
re-payment obligation is based on the outstanding principle. In
essence, with revolving credit and lines of credit you are given a set
amount you may borrow.

This is also known as a credit limit. You may spend as much, up to the
credit limit, or as little as you need, and the line of credit is
always available for future use. Installment vs. revolving credit? Both
are popular and can be used for almost any use. Also, Installment Loans
and revolving lines of credit require no collateral and little
documentation. This allows for unsecured installment loans to close
within two business days and there is no need to put valuable assets at
risk. First Amerigo embraces the opportunity to achieve your financial
needs with our proven ability to keep mistakes to a minimum and attain
great results. This process for obtaining installment loans and

• No collateral required
