If you are the seller and buyer agent in most states (I think there is an
exception or 2) you have to disclose this to both sides. At that point the
real estate agent is just a moderator. Cheap plug: if you are moving to

our buyers agent slashed his commision for us.
he just wanted to get us out of his hair.
so he ate 1/2 his comission on our purchase.

There is very little in life that is not negotiable. Real Estate prices
are down. Sales are down. Agents are hungry. You should be able to get
an agent to drop their commission for your listing. It may be harder
with big companies but there are lots of smaller and discount agencies
around.

6% is standard for our area (Seattle metro). When I asked about

You could offer an extra percent or two to the seller. If you really
want them to get the best deal.
Just make sure your seller agent is not their buyer agent. That's a
huge conflict o'interest.
In some cases the local board of realtors has set standards for seller/buyer
agent splits.
