Problem solved!
I started to build courier without gamin just to see if that makes any
difference on another VM (all mail servers are xen VMs) and saw that I had no
problem there. It turns out that I dont have that problem with older DomU
kernel (2.6.16.33) that comes with xen 3.0.1 and I have
