Bill,

When the question was raised and discussed locally with the Bldg dept. the
question became "is a unit sufficiently separated from another a single
family dwelling or is the entire footprint of the building with multiple
units the determining factor thereby making it a multiple family building".

This was the question pondered when the chief bldg official found somewhere
in the building code that a townhouse sufficiently separated enough to be
considered a separate building would be eligible for the single family
distinction.

The commentary continues to say that it is acceptable to use the
requirements in 13d or 13r for these situations.

I have not seen this in writing but the building official read the
commentary to me over the phone when explaining his position.
In this case, they want individual control valves so they "trade-off" and
allow the owner to use 13d instead of having to add a riser assembly and use
a 4 head calc and protect the rear balcony (in most of these situations).

I am not spouting MY opinion here, I am just giving the locals assessment.

I Like to look at the respective titles of the standards: NFPA 13D "Standard
for the installation of sprinkler systems in one- and two-family dwellings
and manufactured homes". NFPA 13R "Standard for the installation of
sprinkler systems in residential occupancies up to and including four
stories in height". Don't the titles mean something? Are the titles merely
decorative?

Subject: 3 unit 13D follow-up

Thank you to those who responded to the original post. However, I did not
get a response regarding other cities allowing the 3 unit to install 13D in
each unit, anyone out there know of any?

Also, how would others protect this building if not by the above mentioned?
13R with FDC?

Looking forward to your responses.
