Bill,

While the applicable codes and standards may not explicitly spell out
"as builts" the language of codes and standards gets you to that point
where a deviation occurs from the approved plans.

Think about it this way, you submit plans and calcs and receive approval
and a permit to install the job. The permit is only valid for the work
approved, so a deviation essentially invalidates the permit.

Fortunately the code(s) give the code official quite abit of latitude in
this area. Check out 2002 NFPA-13 14.1.2, 2006 IBC 901.2, 901.3, 2006
IFC 901.2 and 901.2.1.

This position is also supported in NJ pursuant to the NJ Uniform
Construction Code, N.J.A.C. 5:23-2.23(i)6. (Certificate
Requirements-Application) which states; "A set of amended drawings, if
required by the construction official and the appropriate subcode
officials when the dimensions, layout or appearance of the building or
structure deviates substantially from the released plans and
specifications filed with the construction permit application".

Hope this helps,

Subject: As-Built Documentation

Would you say NFPA 13 "requires" as-built drawings and calculations?

I know 99.9% of the systems are installed exactly like the shop
drawings. But, for that other 0.1%, is it necessary to do an as-built
calculation to match the as-built drawing? It seems NFPA 13 is based on
the 99.5% and is silent about what documentation is required when field
changes occur during installation.
