How about an ultrasonic leak detector? Works great with air
leaks. With high ambient noise, temporarily increasing the air
pressure increases the leak rate.

Any tips on tracking down leaks that are buried in insulation and enclosed
in wall and ceilings? We suspect the system isn't sloped properly and
doesn't have drains. We don't want to fill it with water and wait for the
wet spots. Seems like too much future liability. We did an identical
building a few years later and went anti-freeze because we weren't smart
enough to figure out how to grade the system and deal with future dry
issues. Guess we aren't smarter today inheriting someone else's dry system.
