Not sure about the design criteria...kind of curious myself. The reason the story caught my attention...is in 1993 they had a massive fire that leveled majority of the manufacturing plant. Quote from the local newspaper "Despite assistance from over 100 fire crews and 425 men from two states using 10 million gallons of water, the furniture plant lost critical operations from water, smoke, and fire.
