Yeah, it’s called the “God Clause” out here …

That’s not in the sprinkler standard and it’s not required in our
(California-amended) building code either. What is required is that the
sprinkler systems in the tenant spaces be separate from the ones in common
spaces and in anchor stores for open and covered malls as they are defined in
the code. But the tenant spaces are NOT required to be individually zoned or
sectionally controlled.

HOWEVER … over the years I’ve worked on several mall projects where this was a
thing. One such project was to build a huge new wing on an existing mall.
Four new systems – East and West/First and Second Floors. Scope for the tenant
shells was to run an 8” main down the line with outlets that each had a
supervised butterfly valve, aux drain and a flow switch. Sparky roughed a
supervisory circuit to pick up the valve and flow switch. But this was a
giant mall that had conservative requirements for annunciation of each suite by
floor and area.

So if it’s coming from the fire official, ask them where it’s published and to
cite a section …

Subject: Looking for specific sprinkler code on tenant spaces

Help!

We have an existing, sprinklered building - everything up to snuff.
It's being converted to tenant spaces

Is there specific code somewhere that allows an AHJ to require that each tenant
space be given
it's own shutoff, flow switch and alarm?

thanks, Vince
