Dry System Air Test for Modified Systems
"A tenant improvement in a retail suite consists of seven (7) added and
relocated
fire sprinkler heads. The rest of the suites in the building are occupied. The
building has a dry sprinkler system for the outside courtyard in the center of
the building. There are dry pendent heads installed in the outside courtyard
area
and in the suites (heated area) where the pendent heads are installed on return
bends. Since there are less than twenty heads, no hydrostatic test required,
just
test at system working pressure. Is there a 24 hour air test required?"
We have reviewed NFPA 13, 2013 edition as the applicable standard. Our informal
interpretation is that an air test applies when an existing dry pipe and double
interlock preaction system is modified.
There is no exception for air tests for existing dry pipe and double interlock
preaction
systems that have been modified. Section 25.2.1.6 for hydrostatic tests states,
"Modifications that cannot be isolated, such as relocated drops, shall not
require
testing in excess of system working pressure." Keep in mind that a hydrostatic
test is required but it is only at the system working pressure. There is no
equivalent
statement for the air test. As such, the requirement of the air test does apply
for the both new and modified systems. This difference makes sense because a
water
leak at working pressure can be detected immediately whereas a slow air leak
would
not be easily detected. Considering that dry pipe system requires an air
leakage
test every 3 years, ensuring a modified system starts off without leaks is
appropriate.
The NFPA 13 technical committee as yet to discuss whether a full 24-hour test
as
required by NFPA 13 is really warranted or if the shorter duration test by NFPA
25 is adequate.
