Hi Justin, We just had a small project steering a sound source location with hand pointing. We used a commercial VR headset/controller to track the pointing direction. The direction is send to MATLAB via OSC from Unity. In MATLAB we calculate the loudspeaker signals using either Ambisonics, VBAP or a nearest loudspeaker mapping. The sound is played back via a 64 channel spherical loudspeaker array.
It is quite difficult to calculate the actual delay but it seemed quite 'real-time'. Don't hesitate to get in touch if you have any specific questions.
