The point is perhaps not the amount of memory an editor is capable to
occupy but rather to use a genuine DOS editor which does not try to get
all the file into (restricted DOS-)memory and instead loads dynamically
parts of it (like LIST does). I use one of these "Dinosaurs" happyly
every day, didn't ever get at its theoretical limit (39 MB?) yet. And
then this is the "older" version of the beast. But it offers ten
files/windows instaneously, is absolutely "clean", has macros, regular
expression (very advanced), "clean" para formatting and wrap,
completely changeable key bindings etc pp - and the best of the beast
is its small footprint (135 K): Cute Dino.

Name is "Blackbeard", there is a copy at my www place. Maybe the
"advanced" strain of the same beast, called "Captain Blackbeard" is still
at the SimTel stock, I think I remember seeing it there some month ago
(never really needed mor than the "old" one.
