As an shining example of the mixed-use zoning she advocates, the tavern down the street and the pizza parlor around the corner provide enough traffic on the street all hours of the day and into the wee, small hours of the morning. As a result, I don't feel afraid to go out at night.

Agreed.

And there's another point to consider. If you moved into a property as a buyer or renter when a late- or all-nite business was within eye- or earshot, you shouldn't be surprised that it generates the type of street traffic it does, and complaints are inappropriate. Life's about compromises, and urban life's compromises involve such things as high density, a mix of people with diverse interests, the proximity of residential and commercial uses -- including commercial uses you brag to your friends about and those you wouldn't patronize on a bet, and ... well, I'll stop here before I get somebody hot and bothered about parking and trash problems they shouldn't be surprised they encounter either.
