I am in Ohio too. I find that in places where the temperature drops 50 degrees in 12 hours the gasket doesn't hold up at all. One that stands out is on the side of a hotel - blazing sun to dark shadow. I have taken the boxes, cleaned them out, put in new equipment and then coax seal the top edge (YUCK!) to "fix" this.
