I finally managed to get it working :D My server is running Windows Server 2008, zenoss is in a VM. It turned out that I needed to tick a certain box in an Advanced Firewall Rule in Windows! :?
That box is named "Allow Edge Traversal". There is not much info out there on the web about this option, suffice to say it performs an action similar to NAT-T. I hope this info helps someone else who also had the same issue as me.
