My favorite thing to be chatty about, especially in AP.

1. Did you see the sunday press on your Wednesday meeting to discuss
the budget?
a) Looks like keady was wrong - the avg "150,000" increase xomes to
$178 per year. 
b)You also get a school tax bump (maybe realizing that your abbott
lottery money will eventually begin to decrease, someday.
c)the meeting with the department heads  - no room for cuts "or else"


2. The city will be underfunded next year as well.
a)this years increase includes the state handout of $7.5
b)the city covered their ass in the past by selling everything but
their mother on the corner.
c)there is nothing left to sell (except city hall, under dan's plan,
which I support....)
d)NEXT yesar, even with a couple condos paying taxes, there will still
be a shortfall. It will be covered by a "loan" by the state.
e)A LOAN, unless no one remembers, has to be PAID BACK, with interest.\
f) say 300 condos come on line next year...( 300 x 10,000) is $3m in
extra taxes (just using 10k as the avg). That doesn't do much to cover
a shortfall, plus increase.
g) u have departments that are covering their own - like code,
engineering, police,etc.
h)Code enforecement should continute their crackdown and fines. May
rid the city of crime at the same time.

3)So u  give the council credi for bringing in what? 
a) the bch buyers came in on their own, not becasue of a great
council. They see something on the real estate side that makes sense
to them. Wait.
b) the empress was renovated with private $
c) every homeowner, like dan, is taking a shot in the dark and many
are extremely fortunate things turned out the way they did (as in
price increase). Now will they be able to afford to stay here (if
thats their plan) and afford it?

4)The entire country (except detroit) had seen a 30% rise in real
estate values (more or less). Many got lucky, built, sold and moved
on. the timing here, well. now its work to sell:
a) Welsy isn't sold out, despite the phony sold stickers that were on
all the windows (still half...)
b)the steinbach is renting slow
c)The ESP is makerketing the hell  out the the place to move units
d)north beach stillhas quite a few units available
e) then all the downtown units have to be moved.
f)Right now, seems like all the new stuff is about 15-20% over priced.

Things are happening and looking good.
