Well, this is Asbury Park, after all.

The greatest threat now is that the entire beachfront will be 'made-
over' in some homogeneous, strip-mall fashion.

Sure the ConHall and the Casino are being retained but part of the 
reason a developer wants to do a BIG project all at once is 
economies of scale.

It's less expensive to just duplicate a basic design over and over. 
The pavilion sites are ripe for that kind of mistreatment.

I'm certain most of you have not seen the proposed 'restoration' 
(and I use the term ligtly) of the Fifth Ave Pav.

It is a re-modeling, not a restoration as the plan dictates. 
Including applied stoneface, just like a Middletown McMansion.

Here is one remaining authentic, significant piece of 1960s 
architecture that they are hell bent on re-modeling, instead of 
following the plan and restoring it.

If they can't/won't do at least that, what hope is there for the 
rest of the beachfront?
