Different buyer for downtown and oceanfront. You don't realize is that North Beach is meandering along with monterey and should think real hard about pricing these to sell. Thery're about 1.5 years behind. Same issue. Not experienced in building big and their marketing/sales style was somewhat lacking. You're selling into a 20 year construction zone. The ESP has to become part rental. part hotel, part condo. Again, my suggestion from day one was don't be so f'in cocky in how you sell something. It's not easy to find 224 people like you. If you have 224 units to sell, let the buyer have some choice in location. YOu spend millons to bring people in the door, only to turn them off. It wss nearlt impossible to digure out what units were avaialable. Not until the end of the summer did they start rying to promote more units - but still didn't the buyer a choice in location. Yahoo!
