Little fish,
All of the 'legal records' for mineral ownership are at your county
courthouse -- that is what the landman researches and provides to the
company for leasing purposes, short of having the actual Deed in hand
(your hand) those are the records that will be used. All mineral
transfers have to be legally recorded at the county court house in the
recorders office. That is why the court houses are overflowing with
landmen--- that is the place to find the legal data.
For Example:Let's say that your husband's family has 4 kids who share
the mineral rights on 100 GROSS mineral acres. While the GROSS number
is shown on that piece of land, only YOUR portion, your NET portion,
would be NET 25 acres that belong to your husband. So your personal
lease (the siblings would do their own personal leasing)is paid upon
the NET 25 acres that belong to your husband...
Hope this helps!
