I should have also added that if the current owner, who would only
have 50% interest in the minerals were to deed the property to a new
owner and reserve a 50% interest in the mineral rights, the new owner
would only have a 25% interest, even though just looking at the deed
would lead most people to believe they have 50% ownership.

Likewise, if the current owner actually has no interest in the mineral
estate and includes a 50% reservation of mineral rights on a deed to a
new owner (through mistake or ignorance), the new owner would also
have no mineral interest.
