Sebetulnya sama saja ya ... beli dr developer ato bukan , klo systemnya
pake KPR, ya ttp pake agunan ....
cuman klo kita beli dr developer kitanya ga usah repot2 krn developernya yg
ngurus semua dan kita taunya ya developer tsb ... biasanya kita kan ga lgs
dpt sertifikat sblm lunas kan ... nah sertifikat itu ada di bank (atas nama
developer yg pinjam ke bank, diagunkan oleh developer).
Nah klo kita beli ga lewat developer ... kita yg berurusan lgs dg bank dg
agunan sertifikat rumah yg kita beli tsb ...
jd ya sama saja kan ... cuman mungkin jalurnya aja yg sedikit berbeda.
Trus mengenai uang muka ya sama saja krn semua bank tidak akan ngasih
kredit 100% biasanya cuman 75% dr harga rumah (menurut penilaian bank loh
..), klo lewat developer uang muka yg 25% tsb kita bayarkan ke developer,
klo ga lewat developer yg 25% tsb kita bayarkan lgs ke penjual rumah + 75%
dr bank, klo penilaian bank lebih rendah dr harga jual beli ya Mba' harus
nambah sendiri.
