Matt, add one more time.  We fell in love with a house, it had some knob 
and tube wiring that would have cost $10,000 to replace, but we thought 
we could handle it.  My father finally talked us out of it, saying that 
something better would come along.  I got really mad at him, wanted to 
know why he wanted to crush my happiness, all that stuff.  Two weeks 
later, we found a better house, no real critical work to be done, etc, 
for $5000 more than the offering price of the first one.  Sometimes it's 
better to walk away.  We're sooo happy I did that, we would have been 
miserable at the other house, in retrospect.

And Jim, I hate to say it, 'cause I'm pretty sure I know how you and 
your family feel - you've finally found "the" house, now everyone's 
trying to talk you out of it - but you need to let this one go, or get a 
comprehensive mold inspection done, and get the price adjusted 
accordingly.  Personally, I wouldn't even move in until you got the work 
done.  Mold is a bad, bad thing, especially with kids around.  But, you 
haven't been looking that long, you have a while to go before you *have* 
to move, so why not explore the area a little bit more and see if you 
can't do better?  In the end, it is very likely that if you can't find 
anything, the sellers of that house will still probably be looking for a 
buyer, as mold is known to scare off just about everyone.  If that's the 
case, make them a lowball offer and deal with it.  In my case above, the 
owners of the first house came back to us twice, once at $10K less than 
the original offer, the next $20K less.  At that point, we had made our 
minds up to avoid the headaches, however.  We still comment every now 
and again how thankful we were that we walked.
