I think the problem is that the 'lots of little things' that you've told us 
about could go either way on the 'serious' scale.  Mold... might not be a big 
deal --might mean a gut of the house or serious health problems.  Questionable 
roof --might be a quick fix of a few shingles, but a bad storm might mean 
reroofing in 2 years instead of 5.  I also recall you mentioning some electical 
things that need fixing --which are always a crapshoot... they get into the 
walls and discover this and that alllllll the time with electrical problems.

Those kinds of things.

So I think us saying 'run!' is really just us saying 'this -could- go really 
badly for you'.

It might not.  It's all speculation.

This kind of thing snuck up on me... when a small gap in the bathroom floor 
beside the tub (subfloor cut 1/8" too short and they tried to make up the space 
by filling it in (poorly) with caulk meant that water dripped in there and 
completely ruined the ceiling in the bathroom below --among other very costly 
things... people don't mind spending thousands of dollars on home repairs when 
things look great and renovated afterward... it's less fun when it just means 
your ceiling won't come crashing down.
