Turns out there are several communities in the area with the same (non-enforced) stipulation. I already rented in the same neighborhood and knew it was mixed so other than the shock factor it didn't really matter. Besides we had been looking for a house for a year in an increasingly hot market. We were happy to have the house. The old lady tried to back out of the deal. It took us 100 days to close escrow. During that time the property value had increased by $20,000. That was 1999, today our house is worth 3.5 times what we paid for it.
