First of all, there is no single MLS database.
Realtor.com consolidates MLS database from across the country.
Most of the MLS database owners have VERY restrictive use policies...
such that I would be amazed if you found ANY public web service that
provided MLS listings.
Realtors pay for access to their local MLS, in order to be able to
search properties for their clients. That's about the extent of what
they can do with the MLS data though.
If your realtor wants to provide MLS listings on his or her web site,
then you need to contact the MLS for that specific area and find out
what their guidelines are for IDX publication, and then go from there.
There are also a few third party providers like www.listingware.com
(which is actually in CF) that you could potentially work with, if they
have an agreement with the MLS in question.
