Regarding the landlord kicking you out;

Unscrew the chandelier at a minimum if it's nice And take it with you. Likewise anything else that's nice and will be a reminder and compensation.

Change the locks, move out and hold the key until they paid you back the deposit and inconvenience money. For them to open up a metal door is going to cost grief and money.

If in Russia, do it Russian style. Be unpredictable and unreasonable when you move out.

Come on, this can happen anywhere, tenants are greedy in any country. I can only comment that the agency did not take care of the contract, it must have the "no change" period. What you can do is say: "OK, I pay more, but I shall report to the local tax office and we will see then". But, it also depends whether she provides registration or not... can work in the latter case.
Btw, was your contract registered? Is it one year or 364 days?

Dear Nikolaus,

It really depends on the heating water circulation system: if the main pipe goes down into the high tube of the radiator and then goes out from the low
tube with no bridge between, there is nothing to do but wait for the
"kapitalniy remont". If the bridge is there, there should be the tap ... if it is missing you have to go to local DEZ serving your house and ask them to put in the taps during the summer period. Get ready to challenge the deal
with the local plumbers privately ;)

Subject: Expat List heating question

Dear list,
we live in one of those Moscow flats with no heating regulation (our house was built in 1964). We would very much like to add regulatory handles so
that we can turn off radiators in certain rooms, as the air often gets
unbearable during winter. I believe that this is possible without major works, and I have seen such handles added to old radiators in at least one
Stalin-era flat.

Before I open negotiations with the technicians from the communal services
company - does anyone have experience with this?
Thanks,

Nikolaus

1. It does happen but not frequently.
2. The landlord will not get MUCH more for the apartment if any.
3. Contact your agency. If it is a reputable one. They (as we) should find you another apartment, if within 3 months of signing, we no additional agency fee.
4. There exists a black list for such landlords.

I wonder if this happens frequently in Russia. I rent a one room apartment in spartivnaya for 35000 rubles via agency. As well as to any other country... If you have never faced problems or cheating in your native country, that doesn`t mean foreigner wouldn`t have troubles there.

Best regards,

Have a look at the service agreement you signed with the agency. If
it's a reputable co., they may be able to resolve the issue with the
hozyaika. At worst, they should provide you another apartment to lease
without having to pay the agency commission again. It all depends on
the details of the contract.

If the agency bails out on you, please list their name here. At least,
we'll know to avoid them. Good luck!

Sorry, but IMHO this isn't what you should call a reasonable price.

I am paying 86000 roubles per month (approx. 2700$) for a euro standard and
top stylish apartment with 3 bedrooms. All rooms are well equiped with
modern furniture and spacious, the owener even providing a rear projection
TV (120cm) and an pretty expensive dolby souround system.

And i made the contract in Jan 2008.....when the prices were even higher
than today

Rudy
