Regarding the landlord kicking you out;

Unscrew the chandelier at a minimum if it's nice And take it with you.
Likewise anything else that's nice and will be a reminder and
compensation.

Change the locks, move out and hold the key until they paid you back
the deposit and inconvenience money. For them to open up a metal door
is going to cost grief and money.

If in Russia, do it Russian style. Be unpredictable and unreasonable
when you move out.
