aku prefer yg mana lagi murah.
after all, nampak cam islamic lagi mahal.

kan ker ada satu kes dulu.
masuk sok kabar, tv.
mamat tu default islamic loan rumah dia..

Assalamualaikum....

1.Yes BFR is Base Finacning Rate.. that is bank's cost for financing. currently 
is 5.95%.(CIMB Islamic)

BFR nie rate dia kira sama cam BLR. Cuma dlm Islamic Banking dia tak boleh 
pakai lending..dia pakai term financing.

 2. Mana ada Islamic loan kat malaysia nie beb... yg ada islamic financing... 
heheh (diorang ckp laa....). Ko jgn confuse ngan fixed rate tue beb... fixed 
rate tak semesti nye islamic financing... ada gak conventional loan yg fixed 
rate and ada gak islacim financing yg variable rate.

3. pakej cimb islamic BFR-2.15 nie beb tak sama ngan conventional... under this 
pakej indeed  it will vary depending on BFR movement but... dia ada ceiling 
rate beb.. maybe 12% ke 15% ke... depends on the offer...maknanye whatwever 
happen to the BFR ,movement..max rate yg ko
 kena bayar is the ceiling rate...

ex: ceiling rate 12%
a.BFR=5..95%.. effective rate ko adalah 5.95-2.15 = 3.8%
b.BFR= 7%...effective rate 7-2.15% =4.85
c. BFr=5% effective rate =5-5.15 =2.85
d. bfr=15% effective rate ko 15-2.15%=12.85 % tapi ko still kena bayar 12% 
rate...

4. Offer Eon tue... is staggard fixed rate... yg nie ada advantage 
jugak...pasal dia tak tag tu BFR... makna nye whatever happen to BFR nak naik 
ker..turun ker,,, max rate yg kena bayar is as per the offer tue laa...in this 
case 6.99% (3rd year onward)...

Dlm islamoc financing nie... dia pakai concept jual beli on deferred payment 
basis... konsep nye bank tak bagi ko pinjam duit tapi dia jual kat ko rumah tue 
but on installment... alal cam court mammoth laaa... rate yg dia charge 
tue...dia nye profit laa..

diff with conventional is ..islamic nie dia tetap...

cth...ko nak beli rumah 500K.., 20 years islamic financing rate BFR-2.15% 
ceiling
 12%..conventional rate BLR-2.15%

islamic financing: bank jual rumah nie kat ko let say 1.0M (bayar dlm 20 thn). 
1.0M tue dah calculation dia based on ceiling rate 12%. meaning whatever 
happen...you only pay RM1.0M (max) in 20 years. but you could end up paying 
less should your average rate is less than 12%...kira cam ko dpt discount laaa

tapi kalu rate dia cam eon bank tue 3rd year onward 6.99%... kalu dia kata 
selling price let say RM800K (calculation dia based on 6.99% same tenor..20 
years)...ko mmg kena bayar RM800K..takde discount beb....


COnventional... kalu based on BLR nie mmg takde selling price pasal ko 
pinjam....thus no max payment specified...so in 20 year ko tak tahu total 
payment ko RM1.0M ke 1.2M kerr...RM800K ker...    Tapi kalu fixed conventional 
laon plak... mmg ko bayar fixed.. tapi dia takde aqad jual beli beb...

so...based on hadis tue...concept nie..mmg ikut apa yg nabi s.a.w sabdakan
 tue...
