Easiest way to do it and avoid all the BS is to engage a flat fee 
listing/realtor. You pay a flat fee, like maybe $500-$600, get a menu of 
additional services you might want, then they list it on the MLS and handle all 
the showings and scheduling. You set the buyer’s broker fee as well.

I’ve sold two homes this way, as well as a couple by FSBO, and the flat fee 
approach is well worth the expense of paying the buyer’s broker. We’ve set 
commissions as low as 1.5% and they’ll still show the place. It takes all the 
hassle out of the process and gets you the visibility you need on the local MLS.

The last house we sold cost us $600 + 1.5%. It sold the day after it listed to 
the first showing.
