Assuming the problem with torrents is the amount of traffic it
generates, I think the most reliable/simple way is probably to set up
WPA with an authentication server (rather than with a "Pre-Shared-Key"),
so each renter gets a different username&password. This will allow your
friend to keep track of traffic "per user" rather than "per IP or per
MAC address". The advantage is that she doesn't need to care about
"torrents", but only about traffic and can contact the user and tell him
that he's using too much bandwidth (or the router can rate-limit those
users who have used up too much bandwidth).
