My first ex-husband got 2/3 of the house equity when it sold because he
refused to sign the papers unless I gave it to him. When we went to court I
got the money back, but with no interest and he made payments on it instead
of giving it back in a lump sum like I would have received if it had been
done at the time of escrow closing.

I don't know what to say. It tore me apart when I went through that first
divorce. Having someone you cared about deal that way with you... Is there
any way you can sit on it and just let her wait like what my ex did to me?
You need some leverage the other way. It sounds like she has it all in her
corner right now.
