This is an illegal transaction in PA for the real estate agent.

I have recently agreed to enter into a referrals deal with a Real Estate agent that I have been working with in Philadelphia, PA. I wanted to seal this deal with a contract that states he will pay me "x" amount of dollars for every lead that I send him where there is a transaction attached.Might any of you have a contract like this or know who I can ask to get a real estate referral contract??Any help would be greatly appreciated.Best!
