I am not a realtor at this point, I am an investor that was asked by a credible realtor to refer him leads.  I do NOT plan on entering into any illegal business deals so I do not think I am going to draw up any contract.  I already refered a lead to him that closed so I am going to trust his word and do this on his honor.  If he pays me, great!  If he doesn't, I never refer anyone to him again and move on.  This is a business of relationships and I don't think this guy wants to burn any bridges.
