[AsburyPark] real developers

2005-05-29 Thread jerseykev

note...

Lil Grauman...
"Grauman Towers" You do something well you get
acknowledged.
Now - they are being torn down to make way for K Hovninian's next
Miami

Moral of this story;

What you did yesterday won't last past the next fire if you let it
depress you.

The Following is from a press article dated over a year
ago
"What is so significant about this is that there's a new boardwalk
-- I mean new pilings, boardwalk railings, the whole nine yards," said City
Manager Terence Reidy. "This is really a transformational event. It doesn't just
look good. It's a totally new, solid, secure, safe boardwalk."When people
come down and see this . . . they'll say: 'Oh my God, it's really happening this
time. It's not a little paint or pixie dust. It's real.' It's absolutely
tangible evidence of the rebirth of the city."

Moral here...

When you have new pilings it ain't "pixie" dust...

Has anyone been to the Canadian North West Territories
Lately?

Happy Memorial Day

[AsburyPark] Re: Asbury Park Readies For project would not be built till pre-sold

2005-05-29 Thread Skip Bernstein
Compare the level of craftsmanship with the level found on cookman.
It appears that either a) the BW job supervisor was asleep on the
beach, or b) there was no qualified supervisor/quality assurance at
all, and unskilled workers were left to do the best job they could.

You can't make a purse from a sow's ear, you can't get craftsmanship
unless you employ craftsman and we won't get redevelopment till The
Fish recognizes that people aren't going to buy a `pig in a poke'.
Amid all the hoorahs, self-congratulations and spent tears at the
groundbreaking October 14th was a revealing statement by Dean Geibel,
the intended developer of C8 that the project would not be built till
it was pre-sold.

The Fish's parsimony regarding this project communicates to
prospective buyers, that this is a quilt work, amateur attempt at
merchandising, which lacks either the financial wherewithal or
intestinal fortitude to do it right. How and why would a bunch of
Fishy subordinate developers invest their money on a project that
screams half assed? We can expect lots more paint over the next 26
years but not much construction, few sales and little else.

you are being kind in calling it a paint 'job'. The color aside

to lay odds on wether or not they even used a base coat of the
 appropriate primer?

It looks totally unprofessional. Compare the level of craftmanship
with the level found on cookman. It appears that either a) the BW
job supervisor was asleep on the beach, or b) there was no qualified
supervisor/quality assurance at all, and unskilled workers were left
to do the best job they could. That is not meant to demean whoever
actually did the 'work' on the job. The onus falls squarely
with those ensuring the quality of the job(IMO) as well as, possibly,
 the quality of the materials.

It is in total contrast to Cookman. You walk away from a stroll down
cookman with 'wow, they are really taking this seriously!'. The BW
leaves me shaking my head and saying to myself 'They must be
 joking!'

Maybe it wouldn't matter if the BW was not being touted as 'back'
and ready to go. I feel the press release was extremely premature.
First impressions can not be underestimated in the case of bringing
AP back, especially when a unrealistic level of expectation is being
wired to the rest of the world. It might be more jurisprudent for
them to spend their press release efforts on promoting events,
instead of making over the top and untimely claims.

While the amount of people down there today was suprising (if not
impressive), I am sure I was not the only one who left feeling what
was 'fixed' looked cheap, tacky, and temporary. All of that, plus
the fact that more than one portion has a long way to go in regards
to meeting even a baseline level of safety can not bode well. I will
certainly be back because I live here, the question is how many of
todays vistors will be repeat customers?

Why was New York City so worried about lawsuits from 9/11 ?
 If
   something
happens to a tourist or person in Asbury Park whether or not
 it's property
owned by Asbury Partners, I would have to believe that the city
 would be
named in a lawsuit as well. People sue everybody even remotely
 related to
things and there is a good point to be made that the City should
 make sure
that people living and visiting the area be kept safe. That's
 why you
   have
things like building inspections and code restrictions.

There is something very, very wrong here. The pavillions that I
 saw
yesterday were not in good shape and the one with Hojos was in
 shape far
beyond what I would expect would condemn a building on Cookman
 Ave. Do
   they
have different restrictions on the oceanfront than in the
 downtown
   district?

[AsburyPark] Cookman

2005-05-29 Thread Jim
I walk off a job on Cookman because of several reason reason:
{1}the guys he had working with me drank all day
while we was painting.
{2}we wanted to prime bare sheet rock with a dust mask.
{3}chaulk I had to use on those windows I could fit my fingers on my hand in.
{4}coming back from lunch one of the drunks was pointing the spray gun at me
 the other guy.
There was shit throw up on Cookman I seen it first hand. Some people it comes
down to how quick they can make a buck the cheapest way cheapest labor.
And there some people that put buildings up on Cookman surroudind areas with
alot of care by people that speak English. And don't rush in getting it up.They
take their time do it right.Happy ~Memorial Day~ Everyone

[AsburyPark] casino

2005-05-29 Thread charlie leonard
i was on the boardwalk this afternoon, and saw all the
people. things look good, with lots of people.
everything is open, and looking crowded. i walked
through the casino myself, and everything is well
cleaned up. not a large mess with possiably falling
debris like some of you make it out to be. a few
weeks ago, yes id agree with you. but as of today,
its 100 percent cleaned up and organzed looking.

your right, there is a difference between the

whats being done on cookman ave. is perminate, and
ment to remain as you see it. its clear that whats
done on the boardwalk is only for a few years, untill
a final renovation is done (for anyone out there who
didnt know, or figure it out. that final renovation
will come as soon as the first 3 main residential
projects are completed).

cheap, yes. tacky, possiably. temporary, of course.

The only thing `clear' is that the MD doesn't know what he's doing.
When marketing a product, any product, every product from soup to
nuts; you don't come to market with half assed representations of what
you want the consumer to purchase. That Larry would do a press
release with the mayor, announcing the waterfront area is showing off
its new face this summer…has been actively preparing for the expected
crowds…boardwalk has been totally renovated - new boards, railings,
lighting and benches… more than 15 stores, restaurants and amusements
are opening in three boardwalk pavilions, when all the work looked
cheap, tacky, and temporary; announces to everyone that he is
perpetrating a hoax and fraud, that his final product will be cheap,
tacky, and temporary.

What makes you think it matters? The Fish has never abided by any
of
the terms he's found awkward, restoration of the Casino, which our
resident apologist for The Fish John Loffredo, tells us is worth
$35
million to the city is clearly going to prove a cumbersome
expenditure.

Hence, if scheduled, how long will you hold your breath?
