[AsburyPark] Help for Homeowners FHA loan

Here is the chart that we use for our loss mitigation team of housing
counselors and legal services attorneys at the Center for NYC
Neighborhoods


Product Name

Help for Homeowners (H4H)

Eligible Loans

Any type of first mortgage that was originated on or before January 1,
2008.  Borrower must have made at least six (6) payments on the existing
mortgage.  The borrower may be current or delinquent at the time the new
H4H mortgage is originated.

Terms

30 year fixed

Rate

Standard FHA market rate as set by lender

Prepaids/Origination Fees

Standard FHA including 1% cap on origination fees

Mortgage Insurance

Upfront Mortgage Insurance Premium (UFMIP) is 3% and the Annual is 1.5%.
The UFMIP may be financed if the loan does not exceed 90% LTV

Asset Test

Must be borrower's first and only property

Credit Standard

Borrowers who are current or delinquent[1] on their mortgage at the time
of the refinance

Cannot have intentionally defaulted on their mortgage or any other debt
(i.e.  had available funds that could pay the mortgage and other debts
without hardship.  Debts subject to a documented bona fide dispute may
be excluded.)

Must have made a minimum of six (6) full payments during the life of the
existing senior mortgage

Loan-to-Value (LTV)

90%

Eligible Properties

Must be primary and only residence in which the borrower has an
ownership interest.  Only 1-unit properties are eligible, including
condominiums, cooperative units and manufactured housing permanently
affixed to realty.

Existing Liens

All existing lien holders must waive prepayment penalties and late
charges, as well as extinguish all liens against the property.   This
loan must be first lien.  Existing first lien holders are required to
accept the proceeds of the H4H mortgage as payment in full.

Appreciation Sharing Requirement

Borrowers will be required to share both the initial equity created with
the H4H loan, and future appreciation.[2]

Maximum Loan Amount

$550,440, nationwide.

Additional Requirements:

Borrowers existing total monthly mortgage payment exceeds 31% of their
gross monthly income in March of 2008.

Borrower's total monthly mortgage payment on the new H4H loan is less
than the borrower's total monthly mortgage payment on existing loans.



Ratios

31/43. However, if the borrower has successfully completed a 3-month
trial modification, ratios can be expanded not to exceed 38/50.

Income Verification

Borrower's income tax returns for the previous two years.

Non-Occupying Co-signers:

Not allowed.  Any existing non-occupying co-borrower will be required to
quit claim their interest in the property prior to application.

Closing Costs

Standard FHA policy regarding closing costs is applicable, including the
1% cap on origination fees.

Borrowers may pay closing costs from their own assets.

They may be financed into the mortgage provided the 90% LTV limit is not
exceeded.

The servicing lender, originating lender and/or a third party (e.g. a
federal, state or local program).

The originating lender my pay the borrower's closing costs and prepaid
items through premium pricing.

Subordinate Financing

Subordinate financing is not allowed in the first 5 years of the
mortgage except when necessary to ensure maintenance of property
standards.



[1] Borrowers in bankruptcy are not precluded by FHA requirements from
participating in the H4H Program.

[2] To encourage subordinate lien holders to participate in the
negotiation process and release their liens, FHA has the authority to
share with them the government's portion of any future appreciation in
the property's value. At settlement, subordinate lien holders will
receive a certificate that evidences their interest as an obligation
backed by HUD, with payment conditional on the value of HUD's

Four years ago, Springsteen fans helped rescue three very large wall
murals from the Palace in Asbury Park. The murals include Tillie, the
Palace fun face used by Springsteen in a famous 1973 publicity photo.
The State of New Jersey ordered the City and the developers who are
rebuilding the waterfront to preserve the murals, and to reuse them in a
new building. But as of today, the developers and the City of Asbury
Park have ignored the order. To help preserve the murals, before time
runs out, please sign the preservation petition at

[AsburyPark] HELP, Lost Pixi Bob Kitten

Hello 3rd  4th Ave between New St,Bridge St  Pine St:
 
   Please be on the look out for my LOST 2 y.o. Pixi Bob named 
LOUISE.  She is a skinny tabby stripe with bob tail and 5 toes on her 
front paws and spots on her belly. She is a talker.  She has no 
collar ANd she has seizures.  She ran out the back door Wed night 
around 8pm. 
 
   My fear is she had a seizure, died and was then dumped in 
somebody's garbage.  

   Please don't let this happen.

[AsburyPark] HELP THE PAL!

Hey folks,

Advanced ticket sales are a tad slow for the fundraiser for the Asbury 
Park PAL Boxing Program next friday night (Febrary 16, 6pm to 9pm) at 
the Wonder Bar.  I'm trying to raise at least enough money to buy the 
city the $6,000.00 boxing ring, plus a bit more money.

I need to give a head count to the caterer.  If you are planning to

Don't you think they will do that anyway?  Isn't it better for Partners to get 
rent than have an empty building?  Some life along the water will help with

  so let me get this right, just because something is too young for you, that 
makes it not part of the asbury scene?  the same scene has been going on at 
the stone pony for the last 15, years, if not a little more.  if you go back 
further, sure it was a little different, or maybe the people were younger, so 
they see it as being different, but in a nut shell maybe it really was the 
same.  its not a matter of not remembering, its a matter of you not liking 
something, because you feel you dont fit into it (anymore?).   i understand 
what your saying though too, to  acertain aspect.  just thought id type some 
things that came to my mind.

also, dont copare club deep and the stone pony in the same sentence!!!  haha.  
im not too big of a fan of club deep, that place sucks in my oppinon.  when it 
first opened it was different, but now it seems to be booking only hardcore 
metal or punk shows.   for those that like that, its great.  but me, and others 
who dont.   not so good.  most places book a pretty wide range of things, but 
not them.  i dont know whats going on over there.  i dont see that place 
lasting too long, once things pick up on the ocean ave/ boardwalk development.  
not sure if asbury parnters is going to want meltal kids, and harecore death 
metal kids walking around alll over the boardwalk and sidewalks in a prime 
locatoin like deep.  (this is why i assumed asbury parnters didnt operate the 
club, and only souly owned the building.  so if its true that asbury parnters 
owns club deep, they clerly arent operating it.  people came in, and offered 
to operate it?  do you think larry fishman, or anyone
 asscoiated with him is booking these events, and what not?  i doubt it.)

I have had some good luck with an Asbury Park contractor by the name of Donel,  
you can reach him at 732-6044209. He did a very good job on my roof and water 
heater.  He's also going to do my deck in spring and waterproff my basement.  
   
  Also a handyman by the name of Rubin.  He can be reached at 732-784-0095,  He 
painted my whole house from outside to inside, basement to attic, not bad for 
the price I paid,
   
  Now just like friends who introduce lovers, I am reluctant to give this info 
because you may tie them up before they finish my jobs, LOL
   
  I always put my ads in the Coaster, Asbury Park Press and at the University 
of Monmouthm Brookdale, etc

As we all know from living in this interesting city we have a BIG
problem with the Pitbull breeding and irresponsible pet
ownership..that being said, Fri afternoon I was approached by a
man asking if I could take his two 5 year old unneutered pitbulls
before the SPCA picked them up on Sat morning as he was not allowed
them in his apt...He told me he was trying to keep them together but
there was a man down the street that would take the female only (I
wonder why?)Whereupon I told him to leave both right then and
thereWell, what he neglected to tell me was that the female is in
full blown heatA!!! keeping them apart has been a full time
job and I cannot get him altered until Wed and right after they tell
me he will still tryNature is a powerful, scary thing at
times.Anyway, by himself he is very sweet and loving and accepting
of everyone and I was hoping that there might be someone out there
that can either foster him or know someone who would  help me and them
through this stressful situationany reasonable suggestions would
be appreciated.anyone on both lists please post for me..Thank You

[AsburyPark] help

 i was wondering if anyone knew someone with either the press or the 
coaster.. the AP police have a PAL basketball league. i just want to 
give some credit to them. my son joined it and i was at the first 
practice this past Sat and it was really good to see them try to teach 
the kids. they took their time and helped all that showed up... about 
25-30 kids showed up both boys and girls. it was really good to see 
them trying to start something that could give the children something 
to look forward to other than going on a corner and selling crap.. 

i know other towns have PAL leagues but i think Asbury need to have 
soe kind of press about this. something positive about the city for a 
change.
