[Chat] recycled cans in plastic bags

Hello all-

Now that we have single-stream recycling, we don't have to put our  
cans in plastic bags like we did before.  But are we *forbidden* to  
put them in plastic bags?  I've been dumping them out of the bags and  
into my bins, bu it would be easier for me if I could just put bags of  
cans in the the bins.  Advice appreciated.

Emil and I had central air installed in 2000 by Mann's Mechanical.
I think it was around $10,000 including the drywalling to cover
the duct work.


For what it's worth, I've seen an Abell house with central air that  
did not cover up the ductwork; the pipes were for the most part placed  
in corners, and were painted the same color as the walls.  They were  
significantly less obtrusive than you might imagine; they're obvious  
once you realize they're there, but it certaintly doesn't jump out at  
you when you're in the house that there's duct work everywhere.


Not sure how much of your cost was for the drywalling, Kathleen, but  
it's something to think about if you're looking to trim costs.

[Chat] race through CV this morning

Had anyone heard anything in advance about the race through Charles  
Village this morning (Sat. 6/20)?  My wife wasn't able to get to her  
class because all the routes to the south seemed to be blocked.   
Hadn't heard anything on any of the CV lists or in the paper (yes, we  
are among the hold-outs who still get the Sun).

[Chat] funeral homes?

Hello all-

Carolyn Goodwin is our cleans our house for us and I know does other  
homes in CV.  Her father passed away yesterday and she asked me if I  
knew of any reasonably priced Baltimore funeral homes.  I don't, but I  
thought maybe someone on this list might.  Anyone who does, please let  
me know.  Thanks.

Have you tried putting the recycling out in one of the city-issued  
yellow cans or bins?  I know that theoretically they're supposed to  
take it whether it's in a yellow container or not, but so many people  
use the containers now that the recycling may no longer be obvious if  
it isn't in one.  You can get one of the big cans from the Ace  
Hardware store behind the Giant for less than $25.

The CVCA Board opposed the Bill on Second Reader back in May because  
it failed to provide a licensing structure for the use that could be  
closely monitored by the City. Once again the CVCA Land Use  
Committee is recommending to the CVCA Board that it send a letter to  
the Mayor asking her to veto the Bill as passed, even with the  
companion bills which were introduced to make the bill stronger. If  
the CVCA Board approves this letter,  and it looks like it will, the  
letter will be sent to the Mayor on behalf of the CVCA.


Right now the vote online is 73% in favor of the Bill and 23%  
against. Please add your vote to the mix. Who knows how many non- 
city residents have been voting.


A summary of the Land Use Committee's proposed letter is as follows:

After careful consideration by its Land Use Committee and Board of  
Directors, the Charles Village Civic Association ("CVCA") opposes  
City Council Bill 08-0163, the Live Entertainment Bill. This Bill is  
a disappointing solution to the initial goal of balancing the desire  
to expand live entertainment venues in neighborhood business  
districts with providing sufficient enforcement mechanisms to ensure  
that these establishments are good neighbors to the nearby  
residential districts.


Adding live entertainment as a conditional use to B1 and B2 zoning  
areas is an insufficient attempt at striking the necessary balance  
between the interests of businesses and their surrounding  
residential communities. The Bill creates a burden on the  
communities to make and pursue complaints against unruly  
establishments instead of providing a licensing system to regularly  
monitor these establishments. The two companion bills, which were  
passed by the City Council in an effort to reduce this burden, do  
not go far enough to protect the community.


Currently in hearings before the BMZA, our community volunteers are  
forced to spend hours waiting to oppose zoning applications for  
changes in our neighborhoods that are pushed forward by the  
applicants with little advance notice to the community. We are very  
concerned about the possibility that Live Entertainment applications  
will be added to that hearing list.


CVCA continues to support the creation of a licensing system for  
live entertainment venues in the City and not the abandonment of the  
idea. We appreciate the difficulties encountered during the lengthy  
legislative process. We ask you to veto City Council Bill #08-0163  
so that the City Council can continue to consider a Live  
Entertainment licensing system that would enliven Baltimore as a  
creative and fun place to live and visit while protecting its  
residents.

My wife went to Ajumma's and even though it says it's under "new management" 
and they've revamped the inside somewhat it's the same employees and 
essentially the same menu that CC Carryout had.  If you like CC's stuff, you'll

of similar types and vintage.  I am wondering if anyone has any advice on (a) 
how often these roofs need to be resealed, (b) what roofing companies you have 
hired for said purpose who you've had good experiences with, and (c) what a 
typical price is to have it done.  Thanks in advance!

[Chat] looking for brief tax advice

Hi everybody!

Does anyone have a line a good and preferably local CPA or tax lawyer?  I am 
pretty good with taxes and such but I have questions regarding capital gains 
from a land trust that are a bit beyond my knowledge/capabilities.  I would 
love to be able to talk to someone (and pay them for their time, obviously) 
just to figure out what I should be doing about it.  Thanks in advance!

[Chat] anyone want some storm window frames?

Hi all-

We just had a new window put in on the back of our house, and still have the 
old storm window frames left over.  If anyone wants them -- they should be the 
standard size of the window frames for houses in this neck of the woods -- they 
are free to anyone who comes over to our house on the 3100 block of Abell to 
take them away.  If no one claims them by Tuesday or so they'll get taken to 
the dump.  Send me an email directly if you're interested.

Would people mind sharing what they paid for these rubber roofs?I had 
Liberty Roofing reseal our roof (not install a rubber one) a few years back and 
at the same time replace our skylight -- it all came to $925.  Not sure how 
that broke down between the two tasks.

We still get ours even though we cancelled our Sun subscription months ago.  I 
think that the Sun makes money off of it by telling advertisers "Sun Plus has X 
many subscribers" so it's not exactly in their interest to cancel these

I second the suggestion about pet food.  I used to keep cat food just in bags 
on the back porch -- they didn't seem to eat through the bags much but we 
always had a few mice.  I bought a big plastic bin for the bags at Target and 
haven't seen any mice since.  (You'd think that just having a cat would have 
kept them away, but apparently not.)

A few years ago a single young man working by himself tried something similar 
with me, although in his case he claimed to be from Verizon (he had a clipboard 
with a photocopied Verizon logo taped to it) and wanted to sign me up for some 
discounted rate. It didn't ring true to me, because, obviously, wouldn't 
Verizon just call me?  But I did actually open to door and talk to him on my 
porch and he didn't try anythng untoward, and left politely when I told him I 
wasn't interested.  I always wondered what exactly his angle was -- I sort of 
thought that maybe it was an identity theft scam trying to get my signature.

A good way to guarantee that your trash or recycling gets picked up early is to 
go to bed and realize that you forgot to put it out, then tell yourself that 
you'll do it when you wake up in the morning.  That's been my exprience anyway.

There's a stop on Washington's MetroRail Yellow Line right at the National 
Airport terminal.  Quite easy to get to.

You could do the whole trip from Charles Village via public transit.  Take MARC 
from Penn Station to DC's Union Station, take the Red Line two stops to 
Chinatown, switch to the Yellow Line there.

Google Maps actually will show you transit direction from anywhere to anywhere 
in the region.  Very useful.

We just redid our kitchen last fall and used Ikea for just about everything -- 
cabinets, countertops, sink some of the appliances. We had it done by 
contractors so I can't speak to how easy or difficult it was to install but 
close to a year later now we are still very pleased with how it looks and 
works.  The contractors we work with swear by Ikea, and we loved them -- I 
would be happy to give you their contact info.

If you're getting a homestead tax credit, your tax can only go up a little bit 
every year (I think 3 percent) as long as you stay in your home.  But it will 
go up that amount until it hits the amount you'd pay without the credit.  After 
the housing bubble in the mid-'00s a lot of property's assessed values went up 
so fast that people with the tax credit never caught up.

For instance:

Say in 2006 the assessment of your house doubled from 100K to 200K.  Your 
theoretical tax would go from $2,268 to $4,356. But because of the homestead 
tax credit, your actual tax can't go up more than 3 percent a year.  So in 2006 
you'd owe $2,336, in '08 $2,406, and in '09 $2,478.

Then in 2009 they reassess your value down, from 200K to 150K.  Now your 
theoretical tax drops from $4,356 to $3,402.  But because of the homestead tax, 
you aren't paying anywhere near even that reduced amount.  So the tax you 
actually pay in practice in 2010 is still a three precent increase -- $2,552. 
Your actual tax bill would only go down if your house lost a lot more value -- 
if it were assessed at less than $112,500 or so, with these numbers.

OK, so I just looked at my own email and realized that was way too complicated 
an explanation.  Here's a simpler one:

Your property tax bill is EITHER 2.268 percent of the assessed value OR 3 
percent more than you paid the previous year, whichever is LOWER.   If you've 
lived in your house since before the property bubble, your assessment probably 
went up very fast in the mid '00s and then came down a somewhat (but not back 
to the original level) in the late '00s/early '10s.  So for many people, even 
if the assessment has gone done, a 3 percent INCREASE over your previous year's 
bill is still going to be LESS than 2.268 percent of that reduced assessment. 
Basically, the taxes you've been paying still haven't caught up to your 
assessment, and will keep increasing 3 percent a year until they do.

(Note that I'm not sure if 3 percent is the exact value, but it's something 
close to that if not.  And this only applies if you live in the property we're 
talking about -- that's why it's called the "homestead tax credit" -- and if 
you were living in it the previous year.  The first year you own the house, 
youpay 2.268 percent of the assessed value, and that's your baseline going 
forward.)

Quiznos isn't an Italian place, it's fast-food subs.  It's in the same market 
segment as Subway -- which has a shop a block away, so it is kind of curious 
that they'd set up here.  

I don't have a good sense of how big the space is, but it's small enough that I 
doubt a real bistro-sized restaurant could fit in there.  I also wonder whether 
there'd be a problem getting a liquor license in a block that already has at 
least two that I can think of off the top of my head (CVP and Donna's -- and 
does Ledo's have one too?).  Might be hard to convince an upscale place to open 
if they can't sell booze.

I have no idea what the possibility of this being successfully passed through 
the legislature is (remember, the Governor can't do this unilaterally, it has 
to be passed as a revision to the tax code) but if you read the article, under 
this plan the deduction would not be done away with for everyone, but for 
people making more than $100K only.

It means that, if the Schnapp Shop didn't exist and a new store at that 
location tried to get a liquor license, it wouldn't be granted.  But the 
existing store was grandfathered in because it acquired a liquor license before 
the current laws went into effect (in the '70s, I believe.  The law probably 
doesn't allow liquor stores in completely residential areas like the Schnapp 
Shop anymore.

I don't think the closures are a done deal -- there will probably be public 
hearings about it, if you're interested.

Judy, this is part of the rebuilding of Charles Street that will be happening 
over the next two years.  There was quite a bit of controversy over this aspect 
of the plan when it was rolled out.  New (though obviously not mature) trees 
are being planted in the redesign.

Hi Judy-

I'm not sure about the options right now.  But once the health care reforms 
(aka Obamacare) kicks in in January 2014 (assuming he wisn re-election) there 
will be different options based on your income level.  Anyone making up to 133% 
of the poverty level will qualify for Medicaid, and people making up to 400% of 
the poverty level will be eligible to buy health insurance via exchanges at 
subsidized rates.  Most people will also be required to have health insurance 
of some kind (and Medicaid would count as health insurance).
