Thank you for the reply Alex.  Your response highlights that we have an 
insurance agent just not getting the business model.  We were advised to 
set up our agreement with members, as opposed to tenants.  But our agent is 
viewing them as tenants.  Time to go back to the agent

As we open MalamaDoe, our insurance agent requires a copy of each member's 
Certificate of Insurance.  Pretty straight forward for folks who have a 
business, BUT what about telecommuters working for a company?  This CPA 
telecommuter does not own a business and, hence does not have business 
insurance.  She is the ONLY telecommuter at her company, so she and her 
company have no experience securing insurance or statement of coverage 
applicable for coworking.  What can you suggest?  How do you handle 
certificates of insurance for telecommuters?  Julie

[Coworking] Closing my space, what to do with website traffic?

Hello everyone,

I am writing to share my news that Collab Space in Costa Mesa CA will be
shutting down July 31.  I have a nice website that brings 3-5 calls per
week from interested nomads.  Any idea what should I do with it??

The reason I am getting out, at least for now, is that I have not been
available to focuse enough on management and marketing.  It needs more time
and focus than I have to give, I have another full time business. But I
have to say, pretty much on its own momentum Collab Space did become a nice
little enclave of small operators, but its not quite viable on autopilot.

I also want to say THANK YOU to this uniquely generous and bright community
for sharing your dreams, insight and practical advice.  It takes a big
heart to do what you do, the collaboration labor of love, I have a ton of
respect for that.

They offer an affiliate program for linking elance on our websites,
but it would serve their and our freelance clients to inform everyone
about coworking as well as elance type resources.  Is that not
fostering healthy business all around?  That is what I thought Will
was pointing to, I don't think having elance look more like coworking
was the goal.

Elance could promote mutual collaboration, just provide a link to
directories of coworking spaces on their site, newsletters.
Loosecubes, Liquidspace, worksnug, deskwanted, shareyouroffice, the
wiki etc.  Unless they have made exclusive arrangements with Regus
which would diminish their credibility for me.  We are an extremely
valuable resource.

Here in Orange County a structure for finding, doing, keeping, and
growing freelance work would be a large part of what I think coworking
is here to do.   Provide environments where freelancers succeed so
their families, associates, clients - their communities - thrive.

pictures of your hub?

In college i studied early childhood development, with the ambition to
create day care centers in businesses.  I got sidetracked from that
for years while working from home in a different business with my son
in home-school.  But since I have just opened a coworking space (in
Costa Mesa Ca USA) we have been looking at building it into our
design.  I imagined a place under the same roof but separate with
trained child care providers taking in the children.  The child care
facility could have better rates for coworking membership.

I would like to know if dads are interested as much as moms.

I think that i am wearing all the hats here in the beginning and i am
looking for quick solutions, i think Alex keeps gently directing the
team approach in this group but my old patterns play out anyway.  My
team is me and my man right now, thankfully he is an incredible
partner.

I'll have to take a look around for who else may like to play this
game with us - when i get a minute!

Seriously though, i heard a quote about human flight, that flying did
not care who invented it, it just wanted to happen.  I think coworking
is like that and that it came into my head rather than out of it.
Part of my proof of theory is almost every day i find the answers here
from you all to the questions that popped into my mind but i did not
even ask.

Why do i want to start a coworking space?  Because of the magic of
collaborative work.  I just want to be an instrument for it.

I was thinking i would put a version on the wiki as a resource for new
spaces to borrow.  Its drupal based and should be fairly simple to
modify.  They could give it their own personality.  Seems to me an
easy way to put our spaces on the web is one thing that would make
life so much easier.

I am working on the docs for those links that will go to our
membership agreements,  that's another reinventing the wheel area.  I
thought maybe i asked you a long time ago but i want to be sure, is it
ok with you if i modify the one you provide on your site but make sure
it suits our place?  You have a really thorough agreement.  I had made
a list of things to put into my agreement and i find them all there.

customize with logos, photos etc?  I will make mine available after
its finished if anyone wants to make their mods and use it.  Still

I think its just reflex to use humor when human beings feel this sort of
discomfort.

Maybe the bathroom could include some sort of expanded wash up facilities
and let that speak for us.

My father in law used to tell his son his "shirt" smelled bad.

For the future, how about mentioning hygiene in the house rules?

[Coworking] HELP! liability insurance:(

How did you manage insurance coverage for landlords?

We are just at the last point of negotiation for the space we are leasing,
they are insisting on language saying that "Leasee and all members shall
obtain and keep in force a Commercial General Liability policy protecting
Lessee and Lessor..."I think if i had to require this insurance we would
only be sub-lessors to full blown businesses - that would be pointless.  How
can we have this work?

I have a general liability policy. My lawyer and I are creating the
membership agreements that will have more assurances regarding liability
protection.  He said my agreements must include a waiver of liability, with
the member agreeing to hold harmless language similar to that of a gym
membership for short term clients, and if they are long term they will have
to provide certificates for business insurance coverage.

I am in Orange County Ca.  Any ideas?

[Coworking] souk's closing (portland)

souk will be closing its doors on July 31, 2011.  Thank you to
everyone who comprised souk’s community.  Look out for tweets
@soukportland over the next month where we’ll celebrate people and
group highlights from the last 5 years.  Please share your highlights
too.

For the curious, we are closing for three main reasons:

1.  Our family has recently moved to Bend, something we’ve been
working towards for several years.   My attention is now focused in
Central Oregon.

2.  We suddenly had several, small companies – anchors of our
membership – graduate from the space.  This has been a positive move
for them, and we are happy to once again have been a place where
nascent companies start small and flourish; it’s just one, proud part
of what souk had to offer.

3.  Our lease comes up at the end of this year.

Our relocation, along with significant membership graduations that
will require huge investment and attention to rebuild, and a lease
that expires at the end of this year, leads us to the decision to
close our doors.

If someone is interested in taking on this space-model of build, grow
and graduate small companies as well as nurture individuals, I would
love to discuss that with you and share what we’ve learned.  I will no
longer be on point to do this at souk, and for souk, but it doesn’t
mean the concept (or a version thereof) can’t live on under someone
else’s guidance.

We are grateful to all who have joined us on the forefront of the
growing movement of coworking.  I intend to continue to lend support
and connections to the wonderful entrepreneurs, the tech community,
creatives, and those who simply want to participate in community both

concept to accommodate small teams of employees, you can always refer them

enough to have that variety flavor to which Tony alludes.  On the
other hand, we do have many people use our free trial day, so if you

Dude, is the rest of this community chiming in to these gems?  They
oughta.

Some comments on this coworking snippet (?):
-To Geoff's point about the fact that members do different work, but
work side by side, presents a challenge, so too does the fluctuating
nature of the community built into the model (e.g. most members have
options of month to month - though we've NEVER had anyone join for
just one month).  Still, there is turnover with which to contend, but
there are also ways to integrate newbies (topic of next snippet?).
-When members help shape how the space operates (ownership), that
builds trust.  A stake, if you will.
-As members see communication between space owners + coordinators and
their members as a 2 way street, that builds trust.  (e.g.  Hey,
here's what we can provide members, and in turn where we could use
help.  We also hear what you need and thank you for what you can
provide/where you can participate).

Alex and Geoff from IndyHall in Philly can answer in more detail, but
judging from their experience and direction, the answer to that is
yes.  Perhaps not with every space, but certainly with them at this
juncture in the "movement".

And to speak in some generalizations:  The popularity of Cubes n'
Crayons in Bay Area echoes one of the fundamental problems of the
traditional workforce which is its inability to afford life balance
for those who make the move to have children.  Those then, therefore,
leave to blaze their own path, more likely drawn to community and
support in doing so.  I believe there's more than a kernel of a new
model of work going on there.

Great insights here, as always.

I echo the point that it is more gray than anything.  So much is
determined by the motivation of the owner(s)/founder(s).  What is it
that you want to achieve?  Why?  Then how?

We had and continue to have several motivations, and here are a few:
1)  creating community and support for a new workforce that runs the
risk of isolation once they've broken free of " 'da man"
2)  creating a space for education, workshops and connection (aka
networking)
3)  definitely also wanted to start a business (my own personal
challenge)

In terms of making a profit vs. breaking even, I'm guessing no one is
psyched to lose money, and most are happy making just a bit of money.
Specifically though, in answer to your third point, souk fits into the
two models down the middle in that we make some money, but also play
that "connector/booster" role.

Just to be super pragmatic on the computer groups, search barcamp on
google and see where that gets you.  The programmers come together via
"camp", which are "unconference" conferences.  See if you have one
coming up in your area.  For example, we have barcamp, wherecamp, etc.

Any events you do have, post on upcoming.yahoo.com.

Finally, it's best to be involved with a broad audience at first, but
within the first 1-2 years, you'll be able to identify your niche
membership.

Alex,

Awesome to hear the visa is being used!  By participating, each space
that receives a member from another space allows that member to work
for 3 complimentary days, period.  Beyond that, it's up to the space.
We agreed on that for sake of ease.

Tony,

Would love to talk to you about wifidog some time before SXSW if not
before.  What's the best way to get on your sched?  Just looking at
your screenshot, looks like an efficient, automated way of tracking.
We do manual sign-ins and process on paypal (similar to Alex, it
sounds).  We have a wifi password that all members have, of course,
and we just provide it for drop-ins too.  We change that password
every couple of months.

[Coworking] Re: reception and noise

Our space happens to be chunked up layout-wise so that there is a
"receptionist" area, though it doesn't function entirely like a
receptionist in that we don't forward calls or anything.  Members
works on cell phones.  There are land line options in our conference
rooms.  The phone at reception is for fielding inquiries and the front
door during the hours we're here.  The phone does ring, but I'm enough
up front where it's not an issue for members working in the back.  I
am that "receptionist", as well as the janitor, LOL!  All the hats we
wear ;)

Local art in a coworking space is win win.  First Thursday is a
pedestrian art night in our neighborhood and we stay open that night
for the artist whose work is on the walls that month.  We've been

real money with coworking.

The successful spaces I've visited are very "mom and pop".  What are

We offer "one free trial day" cards.  We also have daily drop in rates
of $25 (used to be $10/hr, but walk/drop-in was, and has been since
the rate reduction, an EXTREMELY negligible part of our business).
One needs to run the numbers as to whether or not it makes sense,
particularly because some kind of "staffing" is required for drop-
ins.  I think it's great when you first open to have bodies around
(for free - friends are good), but really, monthly memberships will be
what sustain you.

Do keep in mind that location will make a difference to your drop-in
traffic.  Busy part of town with lots of professionals vs. being
tucked further away, esp. from public transportation.
