Raven, when you talked about the N-word, I originally thought that that
referred to "Northener". Ha, shows how naïve I am. But no, I have not heard

Come and live in Pembrokeshire, S Wales. There was a 100% increase in
racist incidents last year - from one to two. Our little village
(around 150 full time residents) has at least 5 mixed race couples

I honestly don't know about KY, Mary. I know that there are a notable
number of interracial couples all over the south who live in peace - it's
certainly not shocking in NC to see a mixed race couple. On the other
hand, I know there are racists scattered all across the country - I'm just
not so convinced that racism is more common in the south than it is anywhere
else. (Exactly where is shock-jock Howard Stern from? Manhattan, maybe?)
The truth is that it only takes one nut-case to hurt someone, no matter

Exactly. You'll also frequently hear the N-word in rap songs and in the
subways of NYC. And what about Nazi Germany? KY doesn't exactly have a
monopoly on racism. What about the OK City bombings? That guy - what was
his name? - he was a white supremacist. And on the other extreme, you'll
find liberal, educated men and woman who happen to be from rural parts of
the south. Where the heck do you think liberals Al Gore and John Edwards
are from? Are they the stereotypical southern bigots? I don't think so!
Best to judge people for what they are, not for where they are from. For
what it's worth, it's just as insulting to me to hear negative and unfair
stereotypes about rural southerners as it may be to others to hear negative
stererotypes applied to other ethnic groups.

I'm from a LONG line of southerners...born and raised in the rural south, in
an area that up until 20-30 years ago was a lot like Anneliese's part of
KY...and I was raised not to use the N-word.

Actually Karen, I can see where Raven is coming from. Yes, KY is lovely but
it does seem to me that people in some of the northern places such as

The rule of thumb in NC is 1-3 acres per horse...but our farm here in NC
seemed to grow enough grass to support 1 horse per half-acre. Seriously, it
took several years of neglect for us to get our farm "poor" enough to be
able to leave the horses out all day, all year. My guess is that farm would
be similar, but I'm not sure. With something like 15-25 (only guessing)
acres of established pasture, I suspect your three horses wouldn't starve!
I'm sure you could get a local farmer to cut part of the pasture for hay, so
you'd probably be set year-round.

I forgto to answer the pasture qyestion. The place is about 83-83 acres.
Half pasture, half woods (I am told). So no need to plant.

The house is livable - marginally. The old people lived there until he died
this spring. It is pretty rustic and to make it comfortable it needs work.

Karen, did you take pictures of the inside? It was pretty messy when we

Poor poor horses. If they come here they will think they have died and gone
to horse heaven. Please don't ask how much is "needed" (this is not
California, after all, we can be more generous), ask what they will enjoy
and thrive on. In a pinch, you could take in boarders.

Another problem, though, is that I have only ever had my horses on drylot.

That is also one of the things I used to dislike when we first bought this
place 30 years ago. But believe it or not: this has changed radically.
Smoking has now become socially unacceptable even here in Kentucky. There
have been a (very) few men who smoke on our construction site. But they
retire to a place far away from they house (ashamedly apparently) when they
need their fix.

I used to feel that Kentucky was way behind in progress in comparison with
the rest of the world. But believe me: it is changing and changing rapidly.
The internet, I am sure, has something to do with that.

I don't like to ride out all alone because if something happened to me, no
one would find me for days and I would starve to death. You'll probably say:
take your cell phone! Yeah right. We don't even have cell phone reception in
our valley, much less in some of the other rugged areas we ride in.

My husband can ride but he has always more important things to do. He is not
anywhere near as horse-crazy as I am. And I would also like to ride with a
more competent rider than he is. Watching him get on a horse always makes me
slightly - let's say "impatient" to put it mildly.

Hi Raven:

We are about 1 1/2 hours southwest of Shelbyville. Our area is more
hilly/knobby than the Shelbyville area. What did you dislike about KY? I
must say I prefer the level of education and sophistication of Evanston, IL
over that of KY, but our love of nature, piece and quiet, privacy and all

We have a provincial bylaw that basically states our province is smoke

Hi Karen:

Thank you! You do this so well. I am wondering about the drop-off. Was that
on the neighbors (the Jarboes) place - the ones who have the dressage place?
There is a washout just as you come through the gate. We actually used to
ride the horses through bottom of the gully when the gate was closed. They
never close that gate anymore and their horses never go into the woods.

That is something I don't understand. If that were our horses, they'd be all
over the woods, exploring. On our place I find horse poop in the most
inaccessible places, they go everywhere. But their horses are most quarter
horses; maybe they are afraid to go into the woods alone.

 Karen, tell Debbie!

Yes, ma'am... :)

There is no shortage of trails to ride from Anneliese's farm. I remember
one day we rode for 3-4 hours in the morning, came back in for Anneliese's
yummy soup for lunch, and we went back out for another 2-3 hours that
afternoon - not riding the same trails. I don't think we've ever ridden a
fraction of the trails...and if we ever did ride them all, Anneliese would
just take us off-trail, riding through the woods...oh, wait, I think we did
that last time! That was fun - at least until my hip cramped up and I had
to get off and walk a while. I was riding Melnir's lovely sister Vinda that
time. (We jumped a log on the off-trail - that was fun.)

These may not exactly be Man From Snowy River trails, but they aren't
easy/beginner trails either. Oh, I guess some places are pretty easy, but
there are some pretty darned steep climbs on some of them. The elevation
isn't nearly as high as, say, the Appalachians, but some grades are still
fairly steep. I remember one trail where we had to walk beside a drop into
a creek, with a fence on the other side - I'm pretty sure we didn't have
more than 3-4 feet of trail. Sure, it wasn't exactly a Grand Canyon drop,
but maybe - what, Anneliese? 10 feet? More than I'd want to fall anyway!
(for some reason, I actually enjoyed that part - probably because I was
riding Anneliese's dear old Venus, whom she sadly lost a couple of years
ago.)

I've taken a few pictures of the trails in the past, but most are wooded, so
the pictures never came out very good. Trust me, though - they are fun
trail to ride. We've ridden with her in April, May, late October and late
November - always cool, but always nice.

We see deer nearly every day. After we planted new grass around the new

Once hunting season starts they seem to be a little more skittish but they

Not being a teacher type myself (I admire them though) I would not know

But we don't have to trailer. We have plenty of land to ride on, we are also

Anyway, there is PLENTY of land to ride on, please believe me. It is in

Can't teachers find jobs just about anywhere? And there is an RV store in
Danville. Of course I would nail down a job before buying a place or moving.
But our weather definitely beats yours. I hate snow, always have. We used to
have terrible snow storms in Evanston when Olaf (husband) was running around

By the way, we don't have a lot of snakes here. Mostly black snakes (which
are harmless) and garter snakes. With the exploding deer population,
poisonous snakes have virtually disappeared. It is a little know fact that
deer will murder snakes with their front hooves. In the thirty years we have
had this place I have seen one rattle snake and we ate that one. You can
grill it, it's delicious. Old timers told us that there were rattle snakes
here but I think they are all gone now.

not here because until now we used to spend winters in Evanston.) There is a
radio tower on our property. During that ice-storm ice formed around every
piece of it and made it so heavy that it collapsed into itself.
Unfortunately it was rebuilt right away.
But this is something that does not happen every year. We also have snow now
and then but it always melts in a day or so.

And yes, we can ride year round. I wouldn't know about camping - we live out
in nature so we don't need to do that.

Is there an RV dealer in the area? I have a MN teaching License, and

I am simply tired of the very COLD witners and the HIGH humidity in

Not really. We do get extreme weather, after all we do have a continental
climate that is totally unlike what you get in England. You have the Gulf
Stream to even things out.

We get the occasional rain storm but not too often. But there is a lot of
difference between daytime and nighttime temperatures. For instance, no
matter how hot it is during the day, it always cools down to about 70
degrees Fahrenheit in the evening, even lower of top of the hill.

Then in the winter, we can have subfreezing temperatures during the night
and going to to as much as the 70's during the day if the sun is out.

Anyone interested in moving here should chart the ten-day forecast for
Hustonville, KY for a while. Subtract a few degrees for the highs for the
hill top in the summer and add a few for the lows in the winter; for the
valley (where we are) the reverse.

According to Anneliese, mainly when Cary and I visit the state! We've
visited Anneliese four times, and it's rained every time. Seriously, I
think the weather is quite similar to that in NC, but probably averaging at
least 5 degrees cooler.

You know, Kentucky is one of the best-kept real estate secrets where land is
still affordable while beautiful at the same time. If no one wants to buy
the place we will buy it ourselves even though don't need more land. I want
someone with Icelandics to live there and if buying the place ourselves and
hanging on to it until the right people come alon is what it takes, that is
what we will do.

Oh man - I wish! What a beautiful wonderful little farm. The house
looke a lot like this house did when we moved into it in 1963. It still has
log stringers under the main part of the house instead of a foundation.

Then I understand why you picked that place. I walked into that little
house, and instantly saw how it would look remodeled, down to the colors in
the kitchen, and how I'd redo the windows on the south-facing side to
maximize that amazing view from the den. I saw how I'd preserve certain of
the interior wood beaded board walls, but also ways to add the insulation
that would be needed. Funny, I can't visualize stuff about how to ride, but
I can visualize the "after" of a potential remodeling job easily. I know
some people would want to bulldoze that house and start over, but not me.
That's what would drive me nuts - not being close enough to go ahead and
remodel it, and afraid that at least seven years of neglect (until Cary
retires) might do it in. If we were closer, or if we were closer to
retirement age, I think we would have gone for it, but it's just a little
too much of a stretch both ways.

Actually, we love it where we are, but suburbia is fast encroaching, and I
can't imagine what it will be like here in another ten years... This is
home, but I think we could make that part of KY home too.

Oh...if anyone is wondering...the kitchen should be yellow, with blue
accents, with the old linoleum pulled up and the pine floors finished a
light, natural color. Oak, cream or white cabinets - either would work.
I've already seen it!

[IceHorses] Lovely farm for Sale in KY - 80+ acres near Anneliese - VERY reasonable

2007-12-08 Thread Karen Thomas
Cary and I looked at a farm for sale that almost adjoins Anneliese's Unicorn
Valley last month. Seriously, it's one of the prettiest pieces of property
I've ever seen in my entire life, anywhere. It's about 80-85 acres that
sits on top of a ridge - I think they say it's the highest point in KY west
of the Appalachians. There is a view that goes on for miles in every
direction from the old farmhouse. In NC, it would go for many times what
they are asking for it. We've debated and beat it to death, and as much as
we love it, I think we're going to pass. I'm afraid trying to manage a
second farm an eight-hour drive away would make us nutty, and Cary is at
least seven years from retiring.I think they were originally asking
$210,000 for it, but I believe they have reduced the price - Anneliese can
fill in the blanks there. Here are some pictures:
http://www.kodakgallery.com/I.jsp?c=4jh0nhxz.b6g32s4n&x=0&y=-gv9zn3

Here are some details:

1. The land is very hilly in the area, but this piece sits atop of the
"knobs" - a regional term for a tiny mountain/big hill. The land at the
top of the knob, where the house and barn sit, is actually only "rolling",
so you could find a flat spot for a round-pen and/or small arena, or make
one without a lot of work. Some hill property doesn't have that luxury.
2. The house is old, and very Spartan...but the old couple lived in it until
her death a year or so ago, and his death back in April. I'd call it
"marginally livable" as it stands, but it does need work., to be comfortably
livable. Depending on what you wanted to do with it, it MIGHT be
remodel-able into an adorable "country cottage" type vacation or retirement
home. (I have a good bit of imagination about that sort of thing though,
and I'm sure some people would see it only as a shack.) At minimum, I'd
think it could be converted into an office/studio/guest house, or could be
lived in until you could build a new house. The house is about 1300-1400
square feet, with five rooms that would probably equate to a
kitchen/breakfast combination, a den, plus three bedrooms. There is one
small bathroom in the house...plus a two-seater outhouse, for no waiting in
line... :) (I'm not sure why the idea of a two-seater outhouse strikes me
so hysterically funny...maybe because it sits on top of a ridge where the
people in the next county could see you coming and going!) The house has
electricity, but was always heated by a wood stove, and never had a phone
installed. As I said, it's Spartan, but very quaint and somehow very
appealing to me. BUT, it would be a "project" and I think trying to manage
such a project from 450 miles away would make me crazy. When I do something
like that, I "have" to be very hands on.
3. The house has some spots that would need serious attention, such as some
rotted windowsills. However, best we could tell, the house itself is quite
solid...but then, we didn't get far enough along to have it inspected
either.
4. The house has a cistern for water supply, and there is a well on the
property too. We never checked into the condition of either, although both
obviously had water, even in this year's drought. The two ponds also had
water in them.
5. There is a big old tobacco barn on the place - the main part is probably
about 50x50 feet or so. It also has a tobacco stripping room on the side
that would make a huge tack room/feed room There is also a couple of stalls
behind the stripping room, in addition to the main part of the barn. The
main part of the barn is fairly open - and if I were to buy it, I'd probably
try to put a loft above for hay storage, and use the main floor as a small
indoor arena. Tobacco barns have slatted siding to allow good ventilation
for the tobacco to dry, so the barn would need to have siding put up, at
least on the lower level, to protect you from the winter winds. So, it
would take a little work to fix up, but I'd think it would be MUCH less
expensive than building a new barn.
6. There are a couple of other old buildings on the property - an old
garage, and an old chicken house, I think.
7. Some of the land is very steep - but it makes for pretty trail riding.
8. There are two ponds on the property. Down the hill to the south of the
barn, there is a pond with a natural rock wall behind it. It is a gorgeous
and private little spot...that just screamed out to me for a picnic table or
gazebo, a mint julep and a good book. :) (Gotta have mint juleps in KY - I
think it's the law!)
9. Anneliese and Olaf have over 300 acres a short ride down the road, with
many trails, and apparently they have agreements with neighbors to share
trails. The trails are gorgeous and not at all boring. You can literally
ride for hours without putting your horses in a trailer assuming you could
get the same permissions that Anneliese and Olaf have.
10. From the top of the ridge where the property is situated, you can
literally see for miles... and miles. The fall foliage
