In 2012, we joined the town program to go solar.
We signed a 20 year  lease with Astrum Solar.
The sold the SRECs and we paid a much lower amount, up front for the 44 panels.

A number of years ago, we contacted them to remove a portion of the panels so 
that we could reroof a portion of the house.
While they were slow to put the panel back up, in the end, they did.
They system has been great and keeping our bills to almost zero.

All was well, until it wasn’t.
Now, some of the panels are not functioning as they should - might be the 
squirrels that nested under a portion…not only did they maybe do something to 
the panels, the nest material comes down and is a mess.  At least we now know 
what at the sound of little feet all over our roof was!)

We now need to have panels removed to do repairs, and Astrum is no more…have 
been bought out by who knows.
When we contacted what had been Astrum, they sent us to an email that keeps

mine grow 2.5' tall, but they can grow taller.grows in full sun if soil is kept 
moist.but part sun or full shade is ideal.low maintenance, easy to grow.
they spread easily,so don't plant them if you want them to stay put.great for 
an understory area you want to develop or for a fern glade.
you can eat their fiddleheads in the spring!fiddleheads are regarded as a 
seasonal delicacy.

You May Apply Now for the
Lincoln Senior Circuit Breaker Property Tax Exemption

Applications are now being accepted for the Lincoln Means Tested Senior Circuit 
Breaker Property Tax Exemption. This NEW property tax exemption was approved at 
the state level and then again at Annual Town Meeting with implementation for 
the FY25 real estate tax billing cycle.

The new exemption reduces property taxes for income-eligible households and is 
in addition to any other exemption allowable under Mass General Laws, though 
the maximum benefit received may not exceed 50% of any resident’s property tax 
bill. This program coincides with the Massachusetts Circuit Breaker program, 
with additional criteria specific to Lincoln. The funds available for this 
program are limited. Thus, program eligibility based on household income may be 
reduced to ensure those most in need receive a benefit. To be eligible for the 
new exemption, individuals must:

  *   Have owned property in Lincoln for at least 5 years
  *   Be 65 years of age at the close of 2023 & if married, spouse must be at 
least 60 years of age at the close of 2023
  *   Have completed their 2023 Massachusetts State Income Taxes, including 
Schedule CB
  *   Have a household gross income of less than 100% of the Area Median Income 
for the household size. For a household of one, this is $104,510 and for a 
household of two, $119,440

For more information or to apply, potential applicants should call the Council 
on Aging & Human Services at 781-259-8811 for assistance. Town staff and board 
members have been working hard to start the first year of this program off 
well. Even so, we ask for your patience as we navigate this process with you. 
Applications are due by 4:30 pm on July 1, 2024 and applicants must file 
annually to retain the exemption.

Terry,I don’t know the proximity of this location but do look into it. The Greek Orthodox Metropolis of Boston owns and operates The Philoxenia House in Boston.  It is exactly for this - meant for Orthodox - but they welcome anyone in need. It is free. Quite often volunteers that bring you to drs appointments and to the hospitals. [LincolnTalk] Updates from the CCBC

We are thrilled that Lincoln voters approved funding for the Lincoln
Community Center, and thank the town for their support. Now we move to the
next steps.

We will be updating the CCBC web site 
with all presentation materials and information on a regular basis. Please
check the web site for full information.

ONGOING ACTIVITIES
In April, we wrapped up the Concept Development Phase by soliciting final
feedback from all stakeholders. We then moved quickly into Schematic Design
and unanimously voted to extend our contract with ICON Architecture through
building construction.

We have since been working with ICON to select the team of subcontractors
needed for full design and construction document development – for example,
engineering, landscape architecture etc. We have most of the experts we
need (see CCBC web site) .

At our CCBC meetings in May, we initiated a process to select an Owners
Project Manager (OPM). An OPM operates as part of the project team, but
they work under a separate contract held with the owner (the Town of
Lincoln). Their role is to act on behalf of the owner to oversee the entire
project. This can include the planning, design, construction,
commissioning, as well as the closeout phases. We are in the process of
interviewing interested firms for this role.

In May, we invested considerable time and energy in evaluating whether it
might be possible to add a weight/exercise space to the plan. ICON
developed an option for such a room, but was not able to fit it into the
approved project budget. (see May 30th meeting presentation). We will keep
the option in mind if our budget capacity changes for some reason at a
later time.

Finally, we agreed on a timeline and schedule moving forward and approved
an updated Floor Plan.

[LincolnTalk] LLCT and COAHS Noticing Walks

We've had some space open up in today's LLCT/COAHS noticing walk. Join us
this afternoon, June 4th, at 1pm for a gently paced walk through the Stony
Brook Trails.

 Parking is at the dirt lot on Rte 117 on the Lincoln/Weston town line. Use
"Twin Pond Lincoln conservation Land" in google maps.
