[LincolnTalk] Honey bee colony

2023-12-18 Thread Louise Bergeron
Thank you to all those who relied about the bee colony.
Someone will be coming to the rescue tomorrow morning.
We will miss them since they were pollinating our fruit trees and it was nice
to see them swarm around the tree.

Louise

[LincolnTalk] Honey bee colony

2023-12-18 Thread Louise Bergeron
A large a large pine tree fell overnight.
There is a honey bee colony in the middle in the hollow trunk on the ground.
Is there a honey bee specialist who would like to collect them? The bees are
alive.

Re: [LincolnTalk] Retail/ mall

2023-12-16 Thread Louise Bergeron
I respectfully argue that the "intense process of research, discussion,
vetting, and negotiation with many parties" mentioned by Allen Vander Meulen
around the Mall development has not effectively occurred. This is evident given
the difficulties the planning board is now facing, as well the lack of relevant
traffic and hydrology studies. Unfortunately, the decision to develop the Mall
under the HCA was rushed, being presented for the first time only on Jan 30th.
Hopefully, residents will change their minds in March when they realize that
the density outlined in Option C at the Mall requires four-story buildings with
parking garages and does not guarantee that retail space will remain in that
location.
Why can't we have a lower level of development at the Mall? We know that the
scope of the current proposal is beyond the intent of the HCA, does not
safeguard our retail space, and that there are more efficient ways of providing
affordable housing. If the goal is to help the Rural Land Foundation, perhaps
we can find a less disruptive way.

Re: [LincolnTalk] Lincoln Residents for Housing Alternatives and HCA Choices

2023-11-29 Thread Louise Bergeron
Indeed, the implications of rezoning are important, and we need more time.
However, this short timeline comes from Option C being first presented at the
State of the Town meeting on September 30th.
Residents started to engage in open discussions throughout October. The Select
Board responded to questions from the public by proposing the three D options
on November 8th. At that point, the resident group felt that there were no
options that would allow more time to debate and think about the Mall, so
option E was proposed. Including the Mall within HCA requires submitting our
choices to the State three months before the town vote because the Mall is a
commercial and not a mixed district.
If you think Lincoln needs more time to consider options for rezoning and
development, vote for option E.

[LincolnTalk] New HCA option submitted for a vote on Dec 2nd

2023-11-19 Thread Louise Bergeron
The Select Board and the Housing Choice Act Working Group (HCAWG) have offered
the opportunity to submit additional options to comply with the HCA.
Lincoln Residents for Housing Alternatives, a group of engaged residents, has
considered a range of opinions and submitted a new proposal.

This newly designed option E fully meets the HCA guidelines, supports
development, encourages affordable housing, and promotes the revitalization of
the Mall through community input and Town meetings.
We believe our proposal meets the specific criteria set forth in Select Glass’s
email of November 14.
 1) Rezone near public transportation to promote decarbonization and climate
adaptation;
2) Codify, where appropriate, existing multi-family housing;
3) Lay the groundwork for creating new housing to meet people’s needs;
4) Be proactive, shape our future, and stay eligible for state funding.

To learn more about this new option, as well as those previously presented by
the town, visit our website:
www.LincolnHCA.org

[LincolnTalk] HCA, High rent and related issues of roadblocks to homeownership

2023-10-22 Thread Louise Bergeron
Thank you Carolyn!

Why is Lincoln rushing to follow HCA guidelines and forever changing the town's
rural character?
Building expensive housing around an inadequate transportation system in
exchange for possible grants that Lincoln has not yet applied for does not make
sense to me.
What problem are we solving?

If residents want a city center in Lincoln, that is an option; using the HCA
guidelines as a reason to allow developers to build by rights without town
meeting approval seems dangerous.

[LincolnTalk] New Agenda 10/10/2023 for the pending vote on the HCA recommendation

2023-10-08 Thread Louise Bergeron
Following up on the excellent presentation on the Housing Choice Act at the
SOTT, we are in agreement with Sara that we need to discuss additional options
that have been proposed by residents. For instance, we would like to see an
option where the Codman Road single-family properties are not included (green
area on the map) and move some of that zoning to North Lincoln if needed. The
statement that this land is unlikely to be developed due to wetlands and other
restrictions needs to be more convincing.

Is there a reason to limit ourselves to three scenarios if more possibilities
exist for minimal compliance with the HCA?

Re: [LincolnTalk] Baby Chicken Advice?

2023-09-25 Thread Louise Bergeron
It is best to isolate the sick chicken to prevent aggression from others.
Silky cliches tend to be flighty, so keeping it in a small space could help
heal. Also, a limping chicken might have trouble getting to food and water in
competition with others.
Setting up a cage where the hurt chick can see others but is isolated and safe
can help.

Try to identify the problem; if it is a dislocation, it is unlikely to get
better. If the leg is in place, check the foot to ensure nothing is wrong and
give it some time.

[LincolnTalk] the mystery of the vanishing pears

2023-08-28 Thread Louise Bergeron
Hi Katherine,

The same happened to our very tall pear trees. All unroped fruit has gone
overnight.
We attribute this to fishers; they come in and carry the fruits away to a safe
place.
We surprised them one night a few years back, taking away all the plums from
our tree.

At this time of the year, they work as a family and are efficient.

Did you consider letting the bats stay?
They pose no danger, their population is seriously declining, and they provide

We have had brown bats live under our eaves for decades and we enjoy seeing

Re: [LincolnTalk] Heat pump technology

2023-02-19 Thread Louise Bergeron
Hi Rich,

It looks like no one services air-to-water heat pump unless they are ground
source.
Arctic does not have anyone doing it anymore. It is probably a question of
market, people want AC in the US so air to water is not common.

When did you get your ground source system installed?
Do you know who did it, Dandelion is the main company for ground source pump
systems.
Do you think that the cost of a ground water air-to-water pump makes sense?
How long do you think it takes to get your money back if compared to a simple
propane system.

Thanks you for your help,

Louise
