Thanks. I know some carbs are "drain-back" but I don't think that works with dual-diaphragm carbs. Well I posted the Van for sale this morning on Craigslist and sold it 11 hours later. Asked 1800 and got 1600 cash. I think trade in value was in the range of $1800-850. As best I understand it, this happens because closing costs are estimates. At the actual closing you might be a little bit +/- and they either pay you or you pay them the difference. Zillow doesn’t appear to deal well with disparities or inconsistencies relative to comparable properties. I have to believe they take what sale data they can get from the county or municipality, but even so, their “special sauce” doesn’t seem consistent. Average price of a home in my neighborhood is in the mid to low $300s. The only house that’s sold since February just closed last month at $363k. I’m waiting to see what that does to the values in the neighborhood. That being said, I get a monthly email from Zillow about trending values relative to my ZIP code, and it seems to be fairly accurate. Yeah, I know but at one point based on them we were $-100,000 on a house that didn't cost $200,000 so its nice to see their rating back in our ballpark. I think their rating for us is low. You know I randomly got a couple checks out of our refi also. One from the mortgage company, one from the insurance company and one other I don't recall. Then I got a bill for $12.65 of underpaid taxes... It kinda worked out, with the furlough weeks I had to take from work the money was handy. I got unemployment for some of those weeks but not all. It turns out if you don't submit for unemployment for a few weeks they drop you. I agree on redfin.. just had a house appraised by a certified appraiser, and looked to redfin for "second opinion" [free vs $900 appraisal fee] .. Redfin was within $6,000 of the certified appraisers number.. Pre 2008 housing crash, Zillow was the "go to" for a quick and accurate look at value since 2008, they have slipped drastically in being remotely useful.. Zillow shows our first house, the rental, is in the 250k range, which could be close or perhaps a little high. Not sure. It shows our current vast estate as worth $85k. In the mean time, anything even close to our size of house and average is all close to the 300k mark or higher and 95% of those listing are currently pending. Safety note: Remember when pulling with a tractor to hook LOW on the tractor and only to an approved pull point. LOTS of farmers have been killed when a tractor pivoted on the rear wheels and rolled over. Even with ROPS you're going to get quite a knock if it rolls. This is especially true on dry ground, if the ground is wet the tractor will lose traction before it rolls. This, but you need a large diameter rim (remove the tire). The rim translates the pulling force to a lifting force. The bigger the rim diameter and the closer you get it to the stem, the greater the lifting force. The 'U' profile of the rim contains and guides the chain, won't slip off the side of the rim. Also very effective for uprooting wooden power and telephone poles, should the need arise. I never had any luck with those choker things. Usually they just slid up skinning the branches. You can bend the loader with too much asymmetric load. Not something you want. A tractor is not a bulldozer. You can load up the draw bar all you want. Be more cautious with the 3-point but it's cheaper to fix a 3-point than a loader. If you put a cross bar between the 3-point lower arms it makes a decent way to lift and pull.
