 Diesel fuel would certainly mask it. It'd probably wick into wood too.Kerosene 
is a good solvent.
Maybe try all 3, then hang around the place smoking a big cigar, that cigar 
smoke would help mask the pee smell... ;)

began leaking. Quite the tragedy. Fortunately no one was home when the furnace

I understand the acid in vinegar breaks down the proteins in animal urine.  I 
have had some success with vinegar in carpet but my problem was much easier.

This is a 15 year old simple R22 unit. If the compressor is bad I am not sure it
would be cost effective for them to try and replace that rather than just
replacing the whole unit. But as long as it works I don’t really care

They said they were ordering a new one from Trane. Hopefully that is
what happens. I’m still wondering if the fan quit working and it
burned up the compressor. You would think they would habe checked
that because it’s not like compressor kicks on then shuts off later

business owner was still trying to charge me for his guy's fraud,
probably everyone else too, to get a little back on what he was screwed out

I did pull the big fuse at the power panel on the house for the unit.  I 
did not cycle the breakers for the whole system though.

Just for grins, have you tried cycling the circuit breakers?  There should be

When I returned about noon one day my new Carrier heat pump was making a loud

Your existing air handler coil may not be compatible with R410a, which runs at 
higher pressures.

This is a 15 year old simple R22 unit. If the compressor is bad I am not sure 
it would be cost effective for them to try and replace that rather than just 
replacing the whole unit. But as long as it works I don’t really care

I was not sure a bad fan itself would lead to it not running at all. I’m still 
suspecting the fan quit one night while it was running then the compressor blew 
up. Maybe I will get a new unit out of it.

Sounds like the repair guts didn't really troubleshoot so the fix will take 
several return trips until they finally replace the right part(s).
Often, the same capacitor (dual unit) supports the fan and compressor and 
capacitors do fail.  Fan motor failure is not unusual after, maybe, 10 years 
but the compressor should start up anyway as soon as it sees 24v on the "Y" 
wire (unless it's in timeout, typical for 5 min after shutdown).  
Most units have low and high pressure cutout switches (a possible problem 
source too).  The high pressure cutout is immediate but the compressor and fan 
should run for a couple minutes before they shut down for low pressure.
If the compressor is bad the fix is a difficult and costly but less than 
replacing the whole condenser.
The old (on or off) style units are pretty simple and most parts are generic 
except the control board.  But there are newer inverter (variable speed) and 
dual speed types that have unique parts and designs.

They said they were ordering a new one from Trane. Hopefully that is what 
happens. I’m still wondering if the fan quit working and it burned up the 
compressor. You would think they would habe checked that because it’s not like 
compressor kicks on then shuts off later if pressure gets too high. It just 
does not kick on at all.

The fan not coming on won't stop the compressor from coming on.
If there's a high pressure switch, it'll hopefully stop the compressor
from getting fried.

Did it just happen?
Seems like the tenants would have been throwing a fit if the AC didn't
work when they were still there.

Make sure they replace it with a real fan and not a cheapo "rescue" motor.

I was away once and the fan motor went out (this is the condenser 
cooling fan) and the guy came and put in a new one, was like $500, my 
wife paid him.  Fan goes out again less than a year later, I call the 
guy, he comes out and finds a rescue motor instead of the real deal.  So 
I tell him we paid like $500 for this, why is it a substandard unit?  He 
hems and haws and tells me he can put in the right motor but he'll have 
to charge me $75 for a visit. I tell him how about you do what your guy 
was supposed to have done, and you charged us for, and I won't see you 
in court.  He got all pissy but put in the right motor.  His wife, who 
ran the books, called me 2-3 times wanting the $75 and I told her to 
bugger off, she finally stopped calling.


Turns out his guy was doing this to everyone, billing for the real motor 
but putting in a cheapo and pocketing the cash.  He got fired but the 
business owner was still trying to charge me for his guy's fraud, 
probably everyone else too, to get a little back on what he was screwed 
out of.  Go figure.

If neither the fan nor the compressor run, I wonder if you have 240v to
the unit, or just 24v from the thermostat to the contactor. An alternate
explanation is the fan quit, and the compressor seized from not having a
fan.

If a rental property doesn’t make a decent profit above and beyond it’s 
carrying costs or doesn’t appreciate well then it’s a pointless investment in 
my opinion. I have one property that appreciates poorly. They all make a 
profit. I’m trying to sell the one that’s appreciating poorly even though it 
makes a good profit.

Does the warranty you bought cover only appliances, appliances plus
appliance leakage damage, or everything?

Who connects a washer, turns on the water, and ignores the fact that it's
dripping for a matter of years? Answer: a renter who rents because they
can't handle home ownership responsibilities.

Anyway, back to the A/C while you're under there. The bigger pipe
definitely needs to have insulation over it, and if it's also a heat pump,
insulating the smaller pipe isn't a bad idea.

 Get rid of the rental and use all the money you keep plowing into the rental 
to pay down your current mortgage. The amount you're spending can't possibly be 
offset by the rent you're getting or the equity you're building...

The previous issue was from what appeared to me water intrusion from around a 
window.

As I started pulling up more tile the rot just kept going. I figured out what 
the cause was. The renters did not have their washing machine connected 
properly and water was constantly leaking behind it. I suspect it might have 
been leaking down the wall at the washer connection. Entire floor along that 
wall where washer sits is rotted out. Will have to remove all the tile from the 
room and cut it out and replace. I did not go that direction under the house so 
could have rotted floor joists as well. 

Also, plan is to sell the rental in about 3 years and take equity and pay 
off/pay down our current house then refi what is left into a 10 year.

probably pay off where ever you want to live with the proceeds. No house

That’s what I did a few years ago in the kitchen when we had a similar issue. I 
will have to put some cross supports in because the cut out area is joist to 
joist, but not the ends if that makes sense. I guess I’m just going to replace 
what I can and call it good. Not a thing I can do about the area under the wall 
or closet. I assume the whole wall would have to come out. Project is on hold 
till I figure out the water issue.

Being a responsible pet owner, I would have problems with this.

In addition to replacing the area of the floor, you could add new
cripples to the existing joists.

 a very large area in a short time.
 
 A couple of caveats:
 
 They use a LOT of paint
 
 You have to move quickly, or you will put down a gallon of paint in a very 
 small area
 
 Once you get the hang of it things, go very rapidly. Just find a place you 
 can practice a couple of shots and you'll be good to go
 
All so true. I rented an airless sprayer a few years back to re-stain my 
front fence which was about 70 feet long. Of course I had little idea about 
what I was doing but knew I wasn't going do it with a brush. I'll bet I used 
two gallons of stain but the fence was well and truly covered along with a 
bit on me. The application may have taken 15 minutes but the cleanup of the 
equipment took far longer. The rental place made it plain that if they had to 
do any cleaning I was going to pay plenty for their work.

On the presumption you are using water based paint [most are in todays
market] try this.
Fill a 5 gallon plastic pail with plain water, add a bit of dish soap, any
time you stop spraying drop the spray handle into the bucket.  While you are
doing other stuff, the paint is soaking off the outside of the rig. When you
are done painting scrub the spray nozzle and handle with a nylon brush in
the soapy water.  Drop the pickup tube into the 5 gallon bucket and [outside
of course] spray soapy water through the rig until it stops spraying paint
and starts spraying clean water.  Change the soapy water to clean fresh
water and flush the system with that.  There is a material you can buy that
preserves the paint gun [keeps it from rusting etc]  I can't remember the
name of it just now [old timers disease I suppose] but if you ask your paint
supply store about it, I'm betting they know it and carry it.  Run some of
that through the pump/sprayer/lines as a final rinse and your rental yard
will love you.  Takes longer to type all this than it does to do it.  I
always use this procedure with my airless rigs [I have two] and never have a
problem.  All the airless pumps use a diaphram style pumping system so you
won't hurt it with water or soapy water. for that matter I use one of my
airless rigs to paint trucks and large equipment with automotive type
paint... clean up by running thinner through the lines and nozzle.. same
cleanup system.. different type paint. {fyi,, it takes a special nozzle size
and type to spray automotive paint}

I always thought they were good looking. I remember when I first read that they 
were going to be produced. I was
interested until I found out how small they were going to be. I initially 
envisioned something the size of a
Suburban - sort of like the original cars they are modeled after - tall and 
long.
I still think they are cute but unfortunately, they have real bad crash 
statistics too. That sort of turns me off.

I had one of those a year or two ago in BNA, and even though I have a
fairly skinny butt the seats felt like I was sitting in a 5 gal bucket.
I can't imagine a fatass sitting in one, though I guess the padding
would help.  I thought it was buzzy and noisy, and the radio was not
particularly intuitive (whatever happened to a tuning knob and a volume
knob and a few buttons to push/hold to set for the stations?).  Once I
figured it out it sorta made sense in a Chinglish kind of way.  The
first one I got from the rental place (just a few thou miles on it), I
got about 100 ft and the RF half shaft/CV was clunking and screeching,
so I went back and got another one.  (CV joint, whussat?  Uh, that
means the wheel might break or fall off if I hit a good bump.)  When I
got back a couple days later they still had that first one on the rental
lot.  But you are right it was a reasonable mover and easy on gas.

statistics too. That sort of turns me off.

I had one of those a year or two ago in BNA, and even though I have a 
fairly skinny butt the seats felt like I was sitting in a 5 gal bucket.  
I can't imagine a fatass sitting in one, though I guess the padding 
would help.  I thought it was buzzy and noisy, and the radio was not 
particularly intuitive (whatever happened to a tuning knob and a volume 
knob and a few buttons to push/hold to set for the stations?).  Once I 
figured it out it sorta made sense in a Chinglish kind of way.  The 
first one I got from the rental place (just a few thou miles on it), I 
got about 100 ft and the RF half shaft/CV was clunking and screeching, 
so I went back and got another one.  (CV joint, whussat?  Uh, that 
means the wheel might break or fall off if I hit a good bump.)  When I 
got back a couple days later they still had that first one on the rental 
lot.  But you are right it was a reasonable mover and easy on gas.

I hear the 2004 and later engines had a larger oil jet for the timing chain.
I don't know how big a deal it is to retrofit. I'd surely be using Mobil 1
in that car if it were you.

yeah, only mobil 1.  at some point i need to upgrade the timing chain, but
it costs about a grand to do and GM's position, as we have discussed here
before, is that those timing chains are all breaking because of the owner
and not their faulty product.

messing with the chain itself. I don't know if the oil is metered by a drilled 
hole, a replaceable oil metering jet, or what.

It is undoubtedly a hole, drilled or cast.  They would not spend the 
extra quarter an engine to put in a precision orifice.  I would guess 
drilling it out could have dramatic beneficial results.

Actually, it was quite a joy to drive. Not intended for cross-country
voyages but perfect for in-town driving. I would have bought it were it not
for an annoying undercarriage leak that I discovered. I think they were
asking $4K.

And, Gary is correct. You have seen firsthand my physical dimensions, and I
was extremely comfortable driving it. I had almost as much headroom in the
car as I had in my MGB (top down). But not quite as much.
