#4 - False Appraisals - or banks unwilling to discount the immediate rise in the housing values. Jsut because property "a" sold for X last week, doesn't make proeprty "b" worth the same/more/less. A good lender would knock off a percentage of the appraisal so they wouldn't get burried. I'm sur
