I'll admit to not knowing LO very well, do most of my work
in Lyx, so one of the guru's may correct me.
I believe that your problems are in the save procedure. When you edit
one of your custom templates, LO will be handling it as an .odt, which
is normal. If you do a Save As .ott
The Help says open with Ctrl+Shift+N. It worked for me,
was able to edit a template.
