Subject: 3000 sq. ft. design area
This subject started from another thread but it brings up some situations
that exist that have always baffled me. For one, 13 states that the 3000
s.f. is applied to the sprinkler system or portions of the sprinkler system
adjacent to the unsprinklered concealed area. The floor (and system on that
floor) above a level that has unsprinklered combustible concealed spaces is
“adjacent” so why wouldn’t the 3000 s.f. also be required on the level
above? As a matter of fact, as was stated earlier, the fire is above the
sprinklers on the lower level. Not all buildings have fire rated floor
systems. It is quite common ,as in stick built wood frame condos and
apartments to name a few, to have non rated sub-floors on non rated floor
framing.
For another, what about a lone 2500 sq. ft. wood framed office/tool
room/restrooms structure with unsprinklered combustible concealed space,
sorta like an ‘island” in a manufacturing building which is designed with a
1500 sq. ft. remote are? Should the system at the roof deck above this
“island structure” be designed to 3000 s.f.? Now the roof design is
inadequate unless there was a huge safety margin in its original design.
Just a thought that’s been bugging me.
