That this room occurs in a residence doesn't change the fact that it's an R-3 occupany and a 13D system, so the intent is still a life safety appraoch. I would use QR SSP or SSU sprinklers with a K-factor as closely matched as possible to the one you select for the residential sprinklers. If the mechanical room is the hydraulically remote area, you could do a calc at .05.
