Let's see how well my memory serves me.

You might want to have it checked-parts seem to be misfiring.

The property in question was previously, a failed dollar store

you have to make an effort to restock. It was a great store when it first opened. They never brought anything in after the first inventory. That's not the neighbor's fault.

, a slip shod video place, a west coast video,

it was a West Coast Video for years, and one of the chain's busiest, until the mega-chains came in and drove them out of business.

a convenience store (maybe even a stop and go),

it was A & A Steaks. Never a convenience store, and never had a liquor license!

and a gas station.

Between A & A steaks and the gas station (long before my memory) it was the first home of Sammy's Garage. Before the gas station, it was part of the Twadell Estate (again before my time)

I even thought of opening a take out type establishment there but didn't jump on the opportunity when I had the chance. Now that I know the neighbors don't want anything there (all business attracts people or it goes out of business) I wouldn't invest in this area (please remember the never opened dentist on this block).

Ah, the dentist IS open. And he lied to L & I and the Zoning Board to get his operation open. His application, (again, submitted long after construction for the project had begun, and irreversible alterations were made to the Cedar Ave. facade, were all based on the building being occupied by the owner. To my knowledge, he has never spent one night in the property.

If an upscale restaurant decided to invest in this address, would the neighbors oppose that too? Lots of traffic, smelly garbage, kitchen vents,

Richard, those are the issues, along with hours of operation. Please don't try to cloud the subject by suggesting one type of operator is preferred over another. Garbage is garbage, no matter who makes it, it still stinks!!

nice yuppies, nice cars?

Like it or not, this area of Baltimore Ave has become a haven for recent emigrants from the Ivory Coast who are in the want for their American Dream. Right now this population is in the Taxi business (a very dangerous business) and would like some choice in food and social options.

I live right behind some of the establishments that are used by these folks and even though I don't understand a word they are speaking I have never felt threatened. I just wish they had a place to park.
