On the other side of the coin is the fact that there is some visible new construction being done on two sites. Note that Asbury Partners has nothing to do with those, they just sold the property to real developers.
At the Paramount Homes site along Kingley street one can now see the relationship of the building to the street line. I think a lot of people are in for a rude awakening when they realize how close the new building is to the street. Take a look, imagine an 8 story vertical face where the building is currently rising out of he ground and then add 12 feet of solid sidewalk to the curb in front of it. There is no set-back, green space or buffer zone. Kingsley street is going to be narrowed, crub-to-curb also, in addition to the 8 story walls on each side just 12 feet from the curb line. Ocean Avenue will be 2 way traffic, 1 lane each way. High density, zero-setback, 100% lot coverage; development. That's what the entire waterfront redevelopment are will be.
