The most detrimental thing to occur in Asbury Park was the appointment 
of Terry Weldon as City Manager followed by the election of a novice 
new Council.

Prior to that I had brought in 2 credible developers, Ron Berman and 
Bill Sitar, with the support of the former Council and Manager. These 
2 developers alone would have restored Asbury Park by this time.

Those developers both had a vision that included Asbury Park's 
heritage, landmarks and identity. Mr. Berman redeveloped the historic 
Roebling Factory Complex in Trenton, owned a hockey team and wanted to 
restore the entire Casino.

Mr. Sitar is one of the largest commercial realors in the State with 
international affiliations. He wanted to restore the Palace 
Amusements, going so far as to purchase the original Ferris Wheel and 
Carousel and transfort them back to NJ.

Starting at those two key projects would have had a domino effect 
throughout the entire beachfront. Using their own resources and 
connections this entire redevelopment would most likely be 
substancially complete by now.

We would be looking at a very different Asbury Park than we have today 
and the Public would still own its assets that have been sold off.

Terry Weldon and the new Council viewed all of this potential as part 
of the "old administration" and rejected anything restoration or 
preservation oriented, including me as City Historian. The new 
direction was dictated by Weldon, who had no City Management 
experience, and ended up being the "DEAL" with Asbury Partners.

Condos virtually everywhere.

Just a little back-up amd history lesson to support Gary's experiences 
of the 'negativity of the City'. They had an opportunity to make 
Asbury Park a great tourism destination and they did not see it.
