I am quite aware that stores are supposed to be on this side of Ocean,
however, the beachfront is designed in the approved plan to be
primarily residential. What i am saying is that I do not think they
have really thought it through. I am all for a HOF and was pushing for
it to be in the Casino. The only way that high density residential and
other uses can coexist is, as I am sure you are aware, is to
physically buffer the entrances. And depending on those other uses, it
may have to be quite a distance. The HOF you suggest with gift shops,
etc., performances, could (hopefully) bring a lot of foot traffic. The
condos would have to be designed, as I assume they will, with their
entrances far west up the avenues or on Kingsley. You are not going to
have people fighting through crowds trying to get into their condos.

Which I assume is why the plan envisions the entertainment district to
be at the southern end - perhaps isolated from residential uses. I
only get paid for this stuff. I know where the value for the developer
is and that is part of the problem with the plan - it is developer
driven instead of being planning driven. The oceanfront, including
both sides of Ocean Ave for its entire length (to CH) should have been
designed to be commercial and highly intense. The residential uses
should have stepped further west, even on the easterly side of
Kingsley but with more of a buffer. You could have even made some of
them have higher height, or as we have always said, allow higher
height in certain places.

I doubt tha you can have a lot of restaurants, clubs and entertainment
along Ocean with hi-rise condos above and surrounding them.
